Within the Construction environment, think about buying materials, managing big projects, ensuring health and safety and customer service. Responsible to the Contracts Manager you will manage the construction of a development, including all associated pre and post housebuilding works, ensuring that targets are met regarding health and safety, delivery to build programme quality, customer care, and cost.
Responsibilities- Ensure compliance on site with company health and safety standards, NHBC standards, building regulations and overall quality standards.
- Coordinate labour and resources on site to deliver the build programme on larger developments, proactively scheduling trades to ensure optimum delivery.
- Manage material levels on larger sites to maintain sufficient stock while ensuring the programme is met and labour is efficiently employed.
- Guarantee that all plots are built to the highest standard of quality, complying with NHBC standards, building regulations, range specifications and best practice.
- Implement company directed quality control procedures and inspections at correct timings, rectifying any defects so as not to incur additional cost, time delays or reduce final quality.
- Monitor and control the cost of production, approving payments to contractors and trades where appropriate.
- Initiate and attend plot inspections with the Local Building Inspector or NHBC, taking corrective action to secure a minimum of RI's/BRI's.
- Carry out toolbox talks or similar on site briefings to influence, gain commitment and drive best practice.
- Display a proactive approach to mitigating risk, building sequencing and overall quality on site.
- Liaise proactively with internal departments, external suppliers and partners to ensure the build programme is achieved.
- Work with sales through regular meetings to ensure a smooth, controlled delivery of homes for customers.
- Deliver a high standard of site presentation at all times.
- Conduct New Home Tours with the Sales Advisor and customers, answering questions and rectifying any issues before Legal Completion.
- Support the Contracts Manager in ensuring the on site construction team is fully resourced, well-directed and provided with the necessary support in terms of communication, training and development.
- Show exemplary behaviour in all aspects of health and safety, organisation, conduct, quality of work and professionalism.
- Extensive experience working to an established build programme and managing key priorities on challenging sites.
- Proven ability to consistently deliver weekly targets through proactive organisation of the labour force and promotion of a team working ethic.
- Excellent communication and influencing skills to gain commitment and compliance, driving delivery.
- Demonstrated leadership and assertiveness to ensure optimum delivery to the highest quality standards on site.
- Ability to prioritise tasks proactively to anticipate and meet changing business needs.
- Strong problem solving ethic, and the ability to identify the root cause of a problem.
- Membership of the Chartered Institute of Builders and/or qualification to NVQ level 5 in Construction Management, or a time served tradesman with considerable experience of the full range of construction trades.
- In depth knowledge of all aspects of construction and housebuilding, and relevant legislative requirements such as health and safety, NHBC requirements and Building Regulations.
- Comprehensive knowledge and well rounded experience dealing with customers and potential customers, providing information and advice, resolving customer issues, and confirming company procedures.
