Job Description:Maintenance OperativeLocation: Manor Court Care Home. Britten Drive, North Road, Southall. UB1 2SHContract: Permanent - Part TimeHours: 14 hours per week. Week One: Thursday and Friday, 9.00am to 4.30pm Week Two: Saturday and Sunday. You will have some on call responsibilities.Salary: £13.55 to £16.61 per hour dependent on experienceCQC rating: GoodCarehome.co.uk rating: 9.2 / 10A purpose-built residential care home, Manor Court offers a range of tailored care options for short or long term needs. Care is provided to people living with dementia, Parkinson's and Huntington's disease and also to the young physically disabled. Palliative care is also available.The home consists of four separate houses each offering comfortable accommodation with a relaxed and friendly atmosphere. Landscaped gardens complete with furnished patio areas, raised flower beds and two sensory gardens provide an ideal setting to relax or socialise. The home also offers a double room, ideal for couples.Manor Court recognises the importance of healthy and nutritious food. The in-house chef has created a range of seasonal menus to ensure residents receive a balanced diet. A hot and cold option is always made available so that all tastes are catered for.Residents are encouraged to take part in daily activities such as film nights, exercise sessions and coffee mornings to socialise and get to know staff and other residents.We make health happenHere at Bupa we support those when they need it the most. You will maintain buildings and equipment effectively while complying with all relevant Bupa Standard Operating Procedures, legislation, and industry best practices. Your role is crucial in ensuring our accommodation meets Bupa's cultural and brand values.You'll help us make health happen by:Ensuring that all health and safety and compliance checks are carried out using the provided digital systems as per the timescales directed by Bupa Standard Operating Procedures and by Bupa compliance management tools and softwareAction and close any tasks attributed to the Maintenance Manager or home highlighted on Bupa compliance management tools and softwareEnsure that safety and cleanliness within the care home and grounds is to the satisfaction of Environmental Health, local Fire Authority requirements, Legionella Risk Assessment requirements and Health & Safety regulations etcEnsure that all necessary maintenance and repair tasks are completed to a high standard, in a timely manner and offer value for money whilst ensuring internal decoration continues to meet the organisations vision regarding first impressionsEnsure regular review of residents' preferences in relation to their personal space is documented and actionedReport defects, obtain quotes and manage repairs using Bupa approved contractors, complying at all times with Bupa's Standard Operating ProceduresReport irreparable defects to Home Manager or Property/Maintenance Manager as appropriateManage Care Home elements of any refurbishment programme and capex programme of works ensuring minimal disruption to residents, visitors and staffEnsure that all tools and equipment are maintained and safely secured at all timesAssist with induction of new colleagues with regard to the operation of emergency exits, fire points and evacuation procedures, keeping a record of all instructions given as required by the Home Manager, especially where the use of equipment is involvedAlthough you will be located within a home there may be a requirement to provide maintenance support to a local Care Homes within a reasonable distance (no more than 1hr from normal place of work) as and when required to provide a comprehensive regional maintenance support.Key Skills / Qualifications needed for this role:A good understanding of building services including, heating, hot and cold-water distribution, ventilation, electrical distribution, and plumbingSound understanding of building fabric and its maintenancePractical experience of planned maintenance systems and record keepingKnowledge of relevant statutory requirements and experience of complianceA full driving licenceA building/electrical/plumbing qualification (City & Guilds, BTEC, ONC, HNC etc) or a minimum of 3 years hand on experience in property maintenance and general repairs where possibleAbility to work as part of a multi-disciplinary teamComputer literateGood Customer service skillsBe flexible to meet changing demands within the care homePractical ability and experience in painting and decoratingBenefitsOur benefits are designed to make health happen for our people.
