Due to continued expansion, our client is seeking a dedicated Block Manager to oversee a diverse residential portfolio.

Due to continued expansion, our client is seeking a dedicated Block Manager for a 4-6 month placement to oversee a diverse residential portfolio in the heart of Pinner. This is a fantastic opportunity for a proactive individual who excels at building relationships with leaseholders, troubleshooting challenges independently, and ensuring the highest standards of building maintenance and safety.
Key ResponsibilitiesAs a Block Manager, you will take full ownership of your assigned portfolio during this placement, managing day-to-day operations and compliance. Your main duties will include:
- Oversee communal areas, conduct regular site inspections, and maintain detailed logs of all findings and necessary actions.
- Organise EICRs, HSFRAs, and ensure all health, safety, and fire regulations are strictly met across the portfolio.
- Prepare annual service charge budgets, manage expenses/income, oversee building insurance renewals/claims, and complete LPE1 forms for flat sales.
- Liaise with contractors for quotations and conduct site visits to verify that completed works meet required standards.
- Attend client meetings and AGMs, onboard new clients, and deliver exceptional customer service to leaseholders.
We are looking for a proactive trouble-shooter who can hit the ground running, work independently, and take the initiative to solve problems efficiently.
Requirements:- A minimum of 3-4 years of proven experience in Property/Block Management.
- Excellent written and verbal communication skills with strong attention to detail.
- Proficient in Microsoft Office and general property management software.
- A clean UK Driving Licence is essential, along with the ability to commute reliably to the Pinner office.
- Competitive salary of £32,000 - £40,000 per annum (pro-rata, depending on experience).
