Job Description
Director of WorksDirector of SA is present throughout French-speaking Switzerland and specializes in the assembly, monitoring, and management of real estate projects. It thus supports its clients from conception to assistance in project management, financial management, works management, or even project management and oversight. The team, surrounded by partners, is notably composed of architects and project managers with over 30 years of experience in the real estate and construction fields. As part of our development, we are looking for a passionate and experienced Director of Works to join our team: Switzerland: Full-time (100%).The successful candidate will be responsible for directing several real estate construction sites (new builds or renovations). He/she supervises all project phases, from initial planning to acceptance and post-site follow-up, and ensures communication between the various stakeholders: project owner, architects, contractors, authorities, and internal teams. Responsibilities: - Plan, define, and manage the scope of each project: objectives, deliverables, budget, and schedule.- Establish and monitor the overall project timeline, anticipate risks, and adjust schedules.- Ensure the direction and supervision of works: technical follow-up, quality, costs, deadlines, and safety.- Manage relations with cantonal and municipal authorities, the project owner, and contractors.- Guarantee compliance with legal requirements, Swiss standards (notably SIA and AEAI), as well as internal financial regulations.- Oversee projects in relation to the Project Director: cost control, margin monitoring, monthly reporting, and management of contract amendments.- Ensure safety on the construction site and adherence to environmental policies (CSR policy, waste management, and resource efficiency).Main tasks: - Ensure preparation for pre-execution and execution phases, manage the exchanges of plans and "approved for execution" documents, and ensure the availability of execution documents on site.- Present the project to external (institutions, inspectors) and internal (project owner, contractors) stakeholders.- Control, support, and supervise the following elements: schedule, project quality, safety, minutes, and financial follow-up of the project.- Verify the quality of work from contractors: critical analysis of submitted documents and compliance with specifications.- Manage the call for tenders for contractors, prepare evaluations, and propose recommendations.- Monitor the project's financial status: checking the overall schedule, quality points, and monitoring commitments with regards to contractors, amendments, guarantees, insurances, and internal services (accounting, legal).- Organize and manage, in connection with the Project Director, monthly meetings for project owners/partners (follow-up meetings, minutes).- Organize and manage commissioning, pre-acceptance, and acceptance of works, including managing service instructions, reservations, and resolutions of issues.
