Job Purpose: The Engineering Service Manager will be responsible for overseeing administration and engineering aspects of client-occupied buildings. The role involves ensuring the efficient operation of critical and non-critical services and related functions. Key Accountabilities: 
- Provide leadership to meet and exceed contractual commitments.
- Identify opportunities for strategic development of the contract.
- Ensure healthy and safe working conditions, implementing and reviewing health and safety processes.
- Ensure staffing of contracts with fully competent teams.
- Develop financial plans for revenue, profit, and cost reduction, ensuring targets are met.
- Maintain customer focus and effective relationships with key client contacts.
- Supervise daily operations and maintenance of electrical and mechanical plant services, primarily PPM and reactive works.
- Manage the engineering team, including day and shift engineers.
- Direct and supervise contractors and subcontractors, ensuring compliance with working practices.
- Collect and assess weekly building load readings, reporting abnormalities.
- Maintain updated shift logs and record subcontractor visits and incidents.
- Complete monthly and quarterly engineering reports highlighting significant events and concerns.
- Report issues affecting building operations to senior management promptly.
- Ensure cleanliness and maintenance of plant rooms and equipment.
- Assist the project team with technical and operational problems.
- Review and improve operating procedures and emergency protocols.
- Keep senior management informed on contract and engineering issues.
- Maintain O&M manuals, test equipment, and as-built drawings.
- Operate building systems according to manufacturer instructions and design specifications.
- Develop and review risk assessments and work permits.
- Ensure staff are trained and familiar with critical and non-critical systems.
- Manage staff scheduling, including holidays and sickness.
- Identify training needs for engineers.
- Assign workloads daily, including PPM and reactive tasks.
- Manage engineering services related to HV/LV, UPS, and Building Management Systems.
- Operate building systems efficiently and effectively, including HV operations.
- Report to CBRE functional heads and relevant client contacts.
- Manage contract team and subcontractors, ensuring financial and operational targets are met.
- Recognized apprenticeship, Level 3 in Electrical/Mechanical Engineering or equivalent.
- Proven experience with business-critical engineering systems.
- Strong people management skills.
- Team player with problem-solving and innovative solutions skills.
- Well-organized with good task management skills.
- Excellent written and verbal communication skills.
- Computer literate.
- Positive, proactive, and able to work independently or as part of a team.
- Flexible to change work patterns at short notice to meet client needs.
