Our client is a dynamic and expanding Tier 2 building contractor with a strong reputation for delivering high-quality projects across Ireland. With a growing portfolio of residential developments, they are seeking a talented Senior Quantity Surveyor to join their team and play a pivotal role in shaping the success of two major residential/apartment schemes in Limerick City.
Role OverviewAs Senior Quantity Surveyor, you will take full commercial responsibility for two large-scale residential/apartment development sites. You will manage all aspects of cost control, procurement, and financial reporting, ensuring projects are delivered on time, within budget, and to the highest standards.
Key Responsibilities- Cost Management: Prepare and manage budgets, forecasts, and cost plans throughout the project lifecycle.
- Tendering & Procurement: Lead tender processes, evaluate bids, and negotiate with subcontractors and suppliers.
- Contract Administration: Manage contracts, variations, and claims in line with company and client requirements.
- Financial Reporting: Produce accurate monthly cost reports and cash flow forecasts for senior management.
- Risk Management: Identify and mitigate commercial risks to protect project profitability.
- Stakeholder Liaison: Build strong relationships with clients, design teams, and subcontractors to ensure smooth project delivery.
- Team Leadership: Mentor junior QS staff and contribute to the development of the commercial team.
- Degree-qualified in Quantity Surveying or a related discipline.
- Minimum 7+ years' experience in a QS role, ideally with a main contractor.
- Strong knowledge of Irish construction contracts and regulations.
- Excellent negotiation, communication, and analytical skills.
- Ability to work independently and as part of a collaborative team.
