About the RoleWe are hiring a Senior Manager, Real Estate & Physical Security to lead the effective management of Nscale's real estate portfolio and physical safety framework across all office locations.
Reporting to the Director, Workplace Experience and sitting within the Operations team, this role ensures that our offices are compliant, secure, cost-efficient, and operationally well managed.
This position combines hands on real estate management with oversight of physical security, health & safety, fire safety, and workplace compliance. You will work cross functionally with Finance, Legal, IT, People, and external vendors to ensure a safe, resilient, and scalable workplace environment that supports our global growth.
What you'll be doingManage landlord relationships and oversee escalated property matters, supporting local Office Managers.
Maintain accurate and up-to-date floor plans and evacuation plans across all locations.
Oversee serviced office and flexible workspace arrangements.
Track lease events including expiries, break options, renewals, and key contractual milestones.
Monitor rent, business rates, and service charge obligations, including audits and reconciliations.
Support office openings, relocations, expansions, and exits.
Physical Security & Access ControlImplement and maintain global physical security standards across all office locations.
Own the access control strategy, including badging systems, visitor management, and CCTV oversight.
Conduct location-based security risk assessments and recommend mitigation plans.
Partner with IT and external vendors to manage and optimize security systems.
Compliance, Health & SafetyEnsure compliance with local regulatory requirements across all operating countries.
Maintain health & safety documentation, governance frameworks, and reporting processes.
Oversee fire safety programs, including fire risk assessments and evacuation planning.
Support audits, inspections, and compliance reporting activities.
Maintain and continuously improve the physical incident response framework.
Coordinate response efforts for workplace safety and security incidents.
Conduct post-incident reviews and track corrective and preventive actions.
Sustainability & ESGSupport workplace sustainability initiatives across all office locations.
Partner with local Office Managers and vendors to improve environmental performance.
Contribute to ESG reporting and sustainability tracking where required.
Own relationships with security, visitor management, and facilities-related vendors.
Oversee SLAs, performance standards, and cost controls to ensure consistent service delivery.
Support procurement processes, contract renewals, and vendor evaluations.
Monitor budgets and track real estate and security-related expenditures.
About You5-8 years of experience in corporate real estate, facilities management, workplace operations, or physical security.
Experience supporting lease negotiations and managing landlord relationships.
Working knowledge of physical security systems, access control, and CCTV frameworks.
Understanding of health & safety and fire safety compliance requirements.
Experience supporting multi-country compliance frameworks is preferred.
Strong stakeholder management and cross-functional collaboration skills.
Financial awareness with experience tracking budgets and managing cost controls.
Organized, detail-oriented, and comfortable managing multiple priorities across locations.
Calm and decisive in managing risk and responding to incidents.
