Remediation Project Manager
Posted 7 hours 41 minutes ago by Cobalt Recruitment
Cobalt is working with a national residential property business to appoint a Remediation Project Manager to oversee building safety and remediation projects across its portfolio.
This is an opportunity to take ownership of a programme of residential remediation works, with a particular focus on cladding, external wall systems and fire safety.
The organisation
Our client manages a substantial portfolio of residential properties across England and Wales and is investing in its building safety and remediation programme.
With approximately 30 live projects and further buildings being assessed, the business offers the opportunity to contribute to the delivery of remediation works that improve building safety and outcomes for residents.
The organisation offers:
- A salary of £65,000-£70,000 per annum.
- Hybrid working, with three days per week in its Borehamwood office.
- 23 days' annual leave.
- Workplace pension and death-in-service cover at three times salary.
- Onsite parking and a cycle-to-work scheme on request.
- Professional development opportunities, training and support.
- Company events and away days.
The role
Reporting to the Director of operations and Estates, the Remediation Project Manager will oversee a portfolio of residential building safety and major works projects, coordinating managing agents, consultants and appointed delivery teams.
This is a client-side oversight position rather than a hands-on technical role. You will work alongside surveyors, fire engineers, quantity surveyors and other specialists to ensure building defects are understood, funding arrangements are established and remediation projects progress towards completion.
Key responsibilities include:
- Overseeing residential remediation projects involving cladding, external wall systems, fire doors, fire stopping, compartmentation and structural defects.
- Coordinating managing agents, surveyors, fire engineers, contractors and other specialists to maintain project progress.
- Reviewing technical reports, identifying outstanding investigations and ensuring the scope of remedial works is understood.
- Monitoring project milestones, budgets, expenditure, risks and delivery performance, escalating issues where necessary.
- Supporting compliance with the Building Safety Act, residential legislation, Section 20 consultation requirements and leaseholder protections.
- Overseeing remediation funding arrangements, including government schemes, developer obligations, landlord contributions and service charge recovery.
- Maintaining project documentation, audit trails, Golden Thread information and compliance records.
- Supporting resident and stakeholder communications, alongside preparing project updates and progress reports.
- Attending residential sites across the UK when required to monitor progress and engage with project teams.
The skills and experience required
We are looking for a Remediation Project Manager with experience of residential building safety projects and an understanding of cladding remediation.
The successful candidate will demonstrate:
- Experience overseeing residential building safety, cladding remediation or external wall remediation projects.
- A strong understanding of the Building Safety Act 2022, associated building safety requirements and remediation processes.
- Working knowledge of Section 20 consultation procedures and residential leasehold legislation.
- Experience coordinating managing agents, technical consultants and contractors across residential major works projects.
- The ability to interpret technical reports, understand building defects and challenge appointed specialists where appropriate.
- Working knowledge of project budgets, capital expenditure, procurement and remediation funding arrangements.
- The ability to manage competing project priorities, monitor delivery risks and maintain stakeholder relationships.
- A full UK driving licence and willingness to travel to residential sites nationwide.
- Availability to work from the Borehamwood office three days per week.
Knowledge of government remediation funding schemes, developer remediation frameworks or the Developer Pledge would be beneficial. Project management qualifications such as APM, PRINCE2 or CIOB would also be advantageous.
You do not need to be a technical specialist across every aspect of remediation. The priority is experience in residential building safety, particularly cladding remediation, alongside the ability to coordinate consultants and maintain project oversight.
