About The Role

We are currently recruiting for a Quantity Surveyor/ Estimator to join our passionate and driven team. The Quantity Surveyor will work within the Hard FM Projects contract delivery team and will be responsible for overseeing the financial and commercial aspects of all projects, ensuring the correct commercial controls are in place to protect the business.

The successful candidate will collaborate closely with contract management across operations, capital projects, and commercial workstreams. They will support the seamless delivery of Tier 1 to 3 minor and major project activities, ensuring all commercial outputs meet contractual requirements.

The role is based in our Dublin office and will require regular visits at site meetings alongside Project Managers.

Days of Working: Monday - Friday 37.5 hours.

Key Responsibilities
  • Bid management - provide support for the commercial content of all business development/focus win activities
  • Ensure OCS's contract documents flow down to the supply chain in line with our Tender submission and correct alignment of scope, price and programme.
  • Review and provide a report to enable sign-off of each project specific 'commercial plan', ensuring the Bid team has correctly interpreted and understood contract obligations.
  • Capable of carrying out tender analysis of contractor's quotes.
  • Occasionally attend site meetings with Project Managers to understand project progress, constraints, risks and opportunities, and to ensure commercial decisions are based on accurate on site information.
  • Work collaboratively with the Estimator and Project Managers to ensure all works - both tendered and instructed - are accurately priced in full compliance with the contract.
  • Submit detailed and timely Applications for Payment.
  • Identify, review and detail variations, ensuring all variations are fully evidenced, justified and compliant with contractual mechanisms before submission to the client.
  • Prepare and submit detailed variation prices, including all supporting documentation, for client agreement.
  • Prepare all documentation required for Final Account submissions and negotiate account settlements.
  • Manage the monthly WIP process, ensuring all values are accurate, fully supported, up to date, and reported in line with business and contract requirements.
  • Analyse actual costs against forecasts, investigate inconsistencies, and report on variances monthly.
  • Forecast value, cost and margin monthly, reconciling movements and reporting by exception.
  • Pursue Notices or Certificates for Payment and ensure payments are made in accordance with the contract.
  • Report by exception on any event or circumstance that may impact project outturn.
  • Maintain a clear understanding of all contractual obligations to always safeguard the company's entitlement.
  • Process Subcontract Orders, value subcontract works, issue appropriate notices and manage the payment process.
  • Provide commercial support to the Project Manager in reviewing programme progress, assisting in the identification of potential delays and ensuring timely escalation of any issues.
  • Ensure compliance with OCS commercial procedures, policies, and best-practice risk management.

  • Strong numerical and analytical skills with high attention to detail.
  • Strong organisational and listening skills with the ability to interpret instructions accurately.
  • Competent in using Microsoft Office, particularly advanced Excel.
  • Good influencing and negotiation skills.
  • Full Irish driving licence preferred.
  • Experience using CAFM systems is preferred but not essential.
