Quantity Surveyor
Posted 7 days 14 hours ago by Joshua Robert Recruitment Limited
The role
A client-side Chartered Quantity Surveyor to own cost and commercial control across a portfolio of high-value commercial and residential projects, reporting to the leadership team.
Our client is a London-headquartered international real estate investment and development business. It acquires urban assets and repositions them through refurbishment, regeneration and new development across the UK and European markets.
This is a lean, entrepreneurial team, so the role carries real visibility and influence. You will sit at the heart of investment and development decisions, from appraisal through to final account, rather than working on one package within a large consultancy.
Location: Central London (office-based with site visits)
Type: Permanent, full-time
Key responsibilities
Pre-acquisition and feasibility- Prepare cost plans and order-of-cost estimates to support acquisition appraisals and investment committee papers
- Assess refurbishment, repositioning and redevelopment options, advising on cost, risk and value
- Benchmark costs against market data and comparable schemes
- Develop procurement strategies for each project (traditional, design and build, two-stage)
- Prepare tender documentation, run tender processes and produce tender reports with clear recommendations
- Negotiate and agree contract terms, with a working knowledge of JCT and NEC forms
- Manage project budgets and cash flow forecasts, reporting monthly to the leadership team
- Value works in progress, assess payment applications and administer change control
- Evaluate variations and claims, and agree final accounts within budget
- Identify and track risk, contingency and value-engineering opportunities
- Act as the client's commercial lead with contractors, external cost consultants and design teams
- Hold consultants and contractors to account on cost, programme and quality
- Contribute to asset management decisions, including lifecycle and capex planning across the portfolio
Essential
- MRICS (Chartered Member of the Royal Institution of Chartered Surveyors)
- Degree in Quantity Surveying or a related built environment discipline
- Strong PQS background with a recognised consultancy or contractor, ideally with some client-side exposure
- Full project lifecycle experience on commercial and/or residential schemes, from feasibility to final account
- Refurbishment, repositioning or regeneration experience in an urban setting, ideally London
- Sound knowledge of JCT and NEC contracts and UK procurement routes
- Confident with cost planning software and advanced Excel
Desirable
- Experience on prime or high-value residential, mixed-use or office refurbishments
- Exposure to development appraisals and investment-led decision making
- Knowledge of European construction markets, or a second European language
- Commercially sharp, with the judgement to protect value without slowing delivery
- Clear, confident communicator able to present to senior stakeholders and investors
- Self-starter comfortable in a small, fast-moving team with wide-ranging responsibility
- Competitive salary plus discretionary bonus (to be confirmed)
- Pension and benefits package (to be confirmed)
- Direct line to senior leadership and real influence on investment decisions
- A varied, high-quality portfolio of London and European projects
- Support for continued professional development
