About the Role

We're seeking a skilled Contracts/Project Surveyor to join our Assets Team overseeing the delivery of planned and cyclical maintenance programmes across our housing portfolio. This key role focuses on ensuring projects are delivered on time, within budget, and to a high standard, with resident satisfaction at the heart of everything.

Key Responsibilities
  • Conduct pre-investment surveys to validate scopes of work against the annual investment budget.
  • Create schedules of work, specifications, and tender documents from survey notes and electronically gathered information.
  • Manage the full tendering process, from identifying tender lists, issuing tenders to preparing analysis and recommendations.
  • Coordinate contractor selection, pre-start meetings, and project kick-offs.
  • Administer contracts and monitor statutory compliance, including planning and SWMP requirements; ensure all contract obligations are carried out.
  • Identify and implement controls to track cost, schedule, quality, and health & safety performance.
  • Liaise with residents and stakeholders to ensure smooth project delivery and customer satisfaction.
  • Arrange, chair, and minute monthly progress meetings.
  • Ensure works meet the Group's quality requirements and stakeholder expectations.
  • Monitor KPIs and undertake regular reviews with contractors to ensure continuous improvement.
  • Facilitate tenant, customer and staff consultations to incorporate their input where feasible.
  • Positively challenge current practices and suggest improvements for Best Value delivery for the customer.
  • Contribute to stock condition data collection and database accuracy; update any incorrect information.
  • Represent the organisation positively in all external and internal interactions.
  • Uphold standards in customer service, health & safety, and equality & diversity.
More About You
  • GCSEs (A -C) in English and Maths or equivalent.
  • ONC/HNC in Building Surveying or related discipline.
  • Membership of RICS, CIOB, or equivalent qualification/experience.
  • Strong technical knowledge of buildings and building regulations.
  • Familiarity with statutory frameworks applicable to Registered Social Landlords (RSLs).
  • Proven ability to diagnose building defects and manage risk.
  • Competence in Microsoft Office and database systems.
  • Demonstrable experience delivering cyclical and planned maintenance programmes in social housing.
  • Strong organisational and communication skills with the ability to engage a diverse range of stakeholders.
  • Commitment to high standards in customer care, health and safety, and equality.
  • Experience guiding others through complex casework.
  • Experience delivering works in a partnering environment.
  • Knowledge of best practice in environmental sustainability for housing stock.
  • Ability to use initiative when solving customer queries.
  • A full clean UK Driving Licence and willingness to travel.
