Preservation Construction Project Lead

Reports to: Preservation Projects Manager
Job Summary: The Newport Restoration Foundation (NRF) is seeking a part-time Preservation Construction Project Lead to oversee subcontracted preservation projects throughout the organization's collection of 80 historic buildings. Projects will range in size and complexity - from select chimney repointing to whole-house exterior restoration - and primarily be located at NRF's tenant-occupied Preservation Properties. This is a temporary, twelve-month position from the date of hire, with the possibility of extension. The individual will need to hold flexible hours to achieve project goals (not to exceed 30 hours per week).
Salary Range: $28/hr - $32/hr
Responsibilities include, but are not limited to, the following:
- Oversee subcontracted construction projects at the organization's Preservation Properties, including but not limited to:
- 3 exterior restorations
- 6-8 roof replacements
- 4-6 chimney repair projects
- 1-3 masonry wall repair projects
- 1-2 structural repair projects
- 1 porch repair project
- Carry out detailed documentation of all projects managed.
- Assemble scopes of work, prepare bid documents, and perform bid walkthroughs for preservation construction projects.
- Work with staff, architects, and other consultants, as needed, to assess conditions, identify solutions, and scope of repairs.
- Receive and track preservation-related work orders (e.g., chimney leaks) in NRF's property management system (i.e., Propertyware).
- Communicate regularly with Tenant Stewardship Manager to ensure tenants remain informed about project status and impact.
- Ensure all work performed by subcontractors adheres to industry standards, safety, and preservation best practices.
- Apply for necessary project permits, as needed.
- Research appropriate preservation specifications, as needed.
- Monitor building conditions, as needed.
- Other duties as assigned.
Required Skills:
- 3+ years in a project management role.
- Understanding of construction methods (historic and modern), industry standards and best practices, and building pathologies.
- Experience working with historic buildings
- Ability to read architectural drawings.
- Excellent project management skills.
- Excellent interpersonal and communication (written and verbal) skills.
- Effective at working with third-party vendors such as contractors, architects, engineers, etc.
- Ability to work independently as well as an effective and enthusiastic team player.
- Flexible schedule to accommodate contractor hours.
- Computer literate with proficiency in skills such as word processing, spreadsheets, PowerPoint, file organization, etc.
- Bachelor's degree in historic preservation, architecture, construction management, or related field.
- Possesses a valid state-issued driver's license and dependable vehicle to travel to and from project sites and offices.
Preferred Qualifications:
- Master's degree in historic preservation, architecture, or related field.
- Experience applying the Secretary of the Interior's Standards for the Treatment of Historic Properties.
- Experience managing construction projects at historic properties, specifically.
