Post Completions Supervisor - Residential Property

Location: Wirral or Surrey (Hybrid options available following training and probation)Reporting To: Head of Conveyancing

About the Role

We are seeking an experienced Post Completions Supervisor with a strong background in residential conveyancing to oversee post-completion processes across purchases, sales, transfers of equity, and re-mortgages.

This is an exciting opportunity for an ambitious and career-focused individual who is keen to establish and lead a growing Post Completions team. The role is heavily compliance-focused and requires excellent attention to detail, strong organisational skills, and a thorough understanding of Land Registry procedures, SDLT submissions, and post-completion workflows.

Key ResponsibilitiesPost-Completion Management

  • Manage all post-completion matters relating to residential property transactions, including:
  • Purchases
  • Sales
  • Transfers of Equity
  • Re-mortgages
  • Prepare, review, and submit Land Registry applications (AP1, FR1, and related forms).
  • Respond to Land Registry requisitions efficiently and accurately.
  • Ensure the correct registration of titles, charges, restrictions, and interests.
  • Liaise with mortgage lenders to satisfy post-completion requirements and panel obligations.
  • Monitor and manage post-completion deadlines, diaries, and workflow pipelines.
  • Ensure all undertakings are fulfilled and recorded in accordance with established procedures.
  • Coordinate with accounts teams regarding residual client balances and file reconciliations.
  • Ensure files are closed in line with internal policies once registration is completed.

Compliance & File Auditing

  • Conduct regular audits of both open and closed residential conveyancing files.
  • Review files against:
  • SRA Accounts Rules and Code of Conduct
  • UK Finance Mortgage Lenders' Handbook requirements
  • Internal compliance procedures and risk management frameworks
  • Identify compliance risks, procedural issues, and areas for improvement.
  • Produce audit reports with clear findings and practical recommendations.
  • Work collaboratively with fee earners and management to address and rectify audit findings.
  • Maintain accurate audit records and compliance documentation.

Skills & ExperienceEssential

  • Minimum of 3-5 years' experience in residential conveyancing post-completion.
  • Strong working knowledge of:
  • HM Land Registry procedures
  • Lender requirements and post-completion obligations
  • Experience dealing with Land Registry requisitions and complex title registrations.
  • Excellent attention to detail and accuracy.
  • Strong organisational, prioritisation, and time management skills.
  • Ability to manage a high-volume workload and work effectively to deadlines.
  • Confident user of legal case management systems.

Desirable

  • Previous file auditing or compliance experience.
  • Experience working within an SRA-regulated legal practice.
  • Familiarity with compliance reporting frameworks.
  • Exposure to regulatory audits or external compliance reviews.
