Location: Whitley Bay
Salary: £25,500 - £27,000 per annum
Hours: Monday to Friday, 9:00am - 5:00pm
Contract: Full Time, Permanent
Office Based with local travel
Job Summary
We are seeking an Inventory Clerk to join our busy residential lettings team. The job would involve carrying out detailed property inventories, periodic inspections, and check-out appointments for residential rental properties. The role ensures that accurate, impartial, and comprehensive reports are produced, helping to protect the interests of landlords, tenants, and the company while maintaining high professional standards.
Key Responsibilities
- Conduct detailed inventory reports prior to the commencement of tenancies, accurately recording the condition, cleanliness, fixtures, fittings, furniture, and contents of each property.
- Carry out periodic property inspections during tenancies, assessing the general condition of the property and identifying any maintenance issues or breaches of tenancy agreements.
- Complete check-out inspections at the end of tenancies, comparing the property's condition against the original inventory and documenting any changes, damage, or missing items.
- Produce clear, accurate, and unbiased written reports supported by high-quality photographs.
- Upload reports promptly using the company's inventory software and ensure all records are completed within agreed timescales.
- Liaise professionally with tenants, landlords, contractors, and office staff when arranging and carrying out appointments.
- Travel between properties throughout the working day, managing appointments efficiently and punctually.
- Keep up to date with relevant lettings legislation, industry best practice, and company procedures.
Skills and Experience
- Excellent attention to detail with the ability to observe and record property condition accurately.
- Strong written English and report-writing skills.
- Good organisational and time management skills.
- Professional, courteous, and impartial approach when dealing with landlords and tenants.
- Ability to work independently and manage a varied daily schedule.
- Competent IT skills
- Full UK driving licence.
