Your next roleThe Lettings Housing Officer will deliver lettings services across all our Council-owned properties. The postholder will ensure the Council duties and responsibilities under the Swindon local lettings policy are discharged within the Borough in accordance with government and any other council policies. You will be local experts, supporting new tenants to get the best start in their homes by helping them settle into the area, letting them know about local services and businesses.
Acting as the primary contact for applicants and tenants, providing viewings, advice, guidance, and addressing inquiries (phone/face-to-face). You will deal with notification of refusals and withdrawals, pre-tenancy offer checks, affordability assessments, viewings, sign-ups, advertising Choice Based Lettings, compilation of new tenancy packs, data entry of new tenant details onto Energy Angels Portal, maintaining a (key to key) void register, pre void checks and notifications, asbestos checks, EPC, debt checking and mutual exchanges. You will also be expected to aid new tenants with any new let enquiries for the first 28 days.
Appreciation and understanding of Housing legislation including the the Social Housing Regulation Act and the consumer standards is desirable, as is a Chartered Institute of Housing qualifiation Level 3 or above (or equivalent experience).
You must be fluent in the English language (as a requirement of Part 7 of the Immigration Act "for the effective performance of a customer-facing role").
You will need to hold a full UK driving licence, have access to a vehicle and appropriate business insurance. Please confirm this in your supporting statement.
The team operates a hybrid working model with all practitioners expected to be in the office for a minimum of two days per week.
You will be subject to an enhanced Disclosure and Barring Service Check.
