Hybrid Block Manager

Location: Hove / Brighton area
Salary: £35,000-£40,000 + (DOE)
Working pattern: Hybrid - up to 2 days working from home following successful completion of probation of 3-months (maybe less DOE)

About the RoleA growing independent property management company is looking to appoint an experienced Block Manager to join its residential property management team.
This is a hands on opportunity for someone who is confident managing their own portfolio, enjoys building strong client relationships and is looking for genuine responsibility and autonomy within a supportive team environment.
You will manage a portfolio of residential leasehold properties, working closely with leaseholders, resident directors, contractors and internal teams to ensure properties are well maintained and issues are followed through to resolution.
Key Responsibilities- Manage your own portfolio of residential leasehold properties
- Build and maintain strong relationships with clients, leaseholders and contractors
- Oversee repairs, maintenance and contractor performance
- Prepare service charge budgets and monitor expenditure
- Manage Section 20 consultation processes and major works, with surveyor support
- Attend AGMs, client meetings and other relevant meetings
- Deal with day to day leasehold and property management matters
- Work closely with Accounts, Compliance and administrative teams
- Take ownership of issues and ensure they are progressed through to resolution
- Maintain accurate property records and ensure appropriate follow up of outstanding matters
We are looking for someone with previous residential block management experience who is ready to take ownership of their own portfolio and develop within a growing business.
You will ideally have:
- Previous experience managing residential blocks
- Good knowledge of leasehold management, service charges and Section 20
- Strong communication and relationship building skills
- Excellent organisation and time management
- A proactive, responsive,and practical approach to property management
- Confidence dealing directly with clients, leaseholders and contractors
- The ability to work independently while contributing effectively to a wider team
A TPI qualification, or willingness to work towards one, would be advantageous.
Most importantly, we are looking for someone who takes pride in their work, builds positive relationships and takes ownership of getting things done.
