Role Overview

We are seeking an experienced Fitout Site / Project Manager to take responsibility for the successful delivery of high-quality commercial fitout projects in Dublin.

The successful candidate will have strong site management experience, excellent organisational and communication skills, and a proven ability to manage subcontractors, programmes, budgets, quality and health & safety from mobilisation through to practical completion.

This is a hands-on role suited to a construction professional who is comfortable taking ownership of a project and driving delivery on site.

Key Responsibilities Project & Site Management
  • Take overall responsibility for the day-to-day management and delivery of assigned fitout projects.
  • Plan, organise and coordinate site activities in accordance with the construction programme.
  • Manage subcontractors, specialist contractors, suppliers and site personnel.
  • Coordinate multiple trades and ensure works are sequenced efficiently.
  • Monitor progress against programme and identify potential delays at an early stage.
  • Attend and lead site meetings, progress meetings and coordination meetings where required.
  • Liaise closely with the client, design team, consultants and project stakeholders.
  • Ensure project requirements, specifications and drawings are understood and delivered.
  • Work closely with the commercial/project team to maintain control of project costs.
  • Monitor variations, additional works and potential claims.
  • Assist with procurement, subcontractor appointments and material lead times.
  • Maintain accurate site records, progress reports and project documentation.
  • Drive the programme and ensure key milestones are achieved.
  • Identify risks and implement practical solutions to maintain programme and budget.
Quality & Compliance
  • Ensure all works are completed to the required quality standards and project specifications.
  • Review drawings, specifications and technical information and identify potential issues before works commence.
  • Coordinate inspections, snagging and close-out activities.
  • Ensure all required project documentation is maintained.
  • Work with the design and technical teams to resolve RFIs and site issues promptly.
Health & Safety
  • Take an active leadership role in maintaining a strong health & safety culture on site.
  • Ensure works are carried out in accordance with Irish health & safety legislation and company procedures.
  • Conduct and participate in site inspections, toolbox talks and safety meetings.
  • Monitor subcontractor compliance with RAMS and site safety requirements.
  • Stop and address unsafe working practices where necessary.
Handover & Completion
  • Drive the snagging and defects process through to completion.
  • Coordinate commissioning, testing and certification where applicable.
  • Ensure O&M manuals, as-built information and other handover documentation are completed.
  • Manage the final stages of the project through practical completion and client handover.
Candidate Requirements
  • Minimum 5 years' experience in a Site Manager, Project Manager or similar construction management position.
  • Strong knowledge of construction sequencing, building services coordination and fitout activities.
  • Experience managing subcontractors and multiple trades.
  • Strong understanding of construction programmes and project delivery.
  • Excellent communication and interpersonal skills.
  • Strong organisational and problem-solving ability.
  • Strong commitment to quality and health & safety.
  • Ability to read and interpret construction drawings and specifications.
  • Full eligibility to work in Ireland.
Qualifications

A relevant qualification in Construction Management, Building, Engineering or a related discipline is preferred.

Relevant professional qualifications or certifications such as Safe Pass, Manual Handling and relevant health & safety training are expected. A recognised health & safety qualification and/or relevant site management certification would be advantageous.

Experience across some or all of the following would be advantageous:

  • Hospitality
  • High-specification interiors
  • MEP coordination
  • Live / occupied environments
  • Fast-track commercial projects
  • Projects ranging from approximately €1m-€10m+
