Role summary

The European Finance Director is a senior leadership role responsible for managing Client Property Operating Expenses (POE) (Rent, rates, utilities, etc.) and non-POE costs (IFM). This role will work closely with the APAC Finance team to ensure a seamless "One JLL" service to the client. It will have direct responsibility for leading an EMEA finance team of up to 6 client-facing FTE based in Poland and collaborate with a central team of approximately 5 FTE based in Gurugram.

The Finance Director will support the mobilization of the account, aiming to mirror APAC systems and processes, learning from their experience to minimize risks to JLL and the client. They will ensure the execution of accounting processes and programs to maintain accuracy, tracking, and control over operating expenses and capital expenditures. They are also responsible for accounting compliance and all JLL Corporate finance deliverables, including budgeting, forecasting, and monthly variance analysis.

This role will support the Account Director in minimizing risk and ensuring compliance with the client contract, while maximizing JLL revenue and continuous improvement (CI).

Responsibilities Strategic Direction & Management

• Develop a close working relationship with regional finance leads to ensure a "One JLL Client Approach".
• Provide clear financial and commercial advice to the Account Director.
• Guide and support the operational team with strategic financial insights.
• Coordinate with the group's primary financial managers/units.
• Ensure the finance team is structured to meet and exceed client expectations.
• Develop and maintain financial policies and procedures related to the client.
• Implement new processes and procedures as required by JLL finance.

Relationship Management

• Proactively develop and manage relationships with clients and business units to ensure service levels are met.
• Foster an environment of teamwork, transparency, cooperation, and performance excellence.
• Manage and coach the finance team to maintain high morale, trust, and performance.
• Develop succession plans for the finance team roles.
• Maintain a good relationship with central finance.

Budgeting and Reporting

• Coordinate finance activities across EMEA: information management, report production, and financial administration.
• Ensure timely and accurate financial reporting to management.
• Support the creation of annual budgets with the JLL and client finance teams.
• Understand the client's accounting structure and system.
• Deliver timely financial reports and manage cost-saving initiatives.
• Ensure data integrity and compliance with audit standards.

JLL Reporting

• Manage balance sheet and P&L reporting.
• Oversee profitability reporting and cash flow management.
• Maintain financial controls, including reconciliations and SOX compliance.

Requirements

• Qualified Accountant.
• Previous EMEA or international experience essential.
• Minimum of five years' experience in a similar role.
• Experience with accounting and banking systems.
• Knowledge of Financial Property Management requirements.
• Strong strategic and operational financial competency.
• Decision-making skills and goal-oriented mindset.
• Proven planning and management abilities.
