Are you an experienced Facilities Manager looking for your next challenge? If so, Bidwells is seeking a talented Facilities Manager to join our Cambridge Science Park team.
This is an exciting opportunity to play a key role in the management of one of the UK's leading innovation and business communities. We're looking for a proactive, technically astute and highly organised individual who can successfully manage a complex multi-tenant environment while delivering an exceptional level of service across a diverse portfolio of laboratory, office and mixed-use buildings.
Working as part of the Cambridge Science Park Property Management team, you will take responsibility for the delivery of facilities management services across a range of multi-let, directly owned and vacant properties within the client's portfolio. The role offers significant variety and autonomy, with responsibility spanning operational facilities management, statutory compliance, sustainability initiatives and financial oversight, including supporting service charge budgeting and expenditure control.
You'll work closely with a broad range of stakeholders, including property managers, asset managers, project managers, building surveyors, health & safety advisors, contractors, suppliers and the Cambridge Science Park Director, ensuring the estate operates efficiently, safely and to the highest standards.
As part of the wider Investment & Property Management team, you'll have the opportunity to collaborate with colleagues across multiple disciplines, share best practice, contribute to operational improvements and be part of a supportive and engaging team culture. What you'll be doing?
- Deliver facilities management services across a portfolio of multi-let and vacant buildings.
- Manage contractors, service partners and key suppliers to ensure high service standards.
- Monitor service charges, budgets and expenditure to support effective financial control.
- Oversee essential building services, including M&E, utilities, cleaning and maintenance.
- Ensure compliance with health & safety, statutory and lease obligations.
- Conduct regular building inspections and manage risk, compliance and contractor records.
- Support sustainability initiatives to improve environmental performance across the estate.
- Act as a key point of contact for occupiers, managing tenant queries and move-ins/outs.
- Collaborate with internal teams and stakeholders to deliver projects and continuous improvements.
- Provide regular updates on facilities performance, compliance and operational activities.
Essential
- Extensive relevant facilities management experience working for a managing agent (direct competitor), within a multi-site/high profile environment.
- Health & safety-related qualification (NEBOSH, IOSH).
- General understanding of commercial leases and the landlord/tenant relationship.
- General understanding of commercial property related Health and Safety compliance, Risk Assessment and Audit.
- Experience of service charge budgeting/accounting within a property/facilities management environment.
- Direct management and/or supervision of staff/suppliers or third-party contractors being familiar with use of KPi's to monitor performance.
- Good working knowledge of Microsoft Office packages including Excel, Word, One Note, Outlook, accounting software and CAFM systems.
- Excellent written and verbal communication skills
- Numerate with high level of attention to detail
- Pro-active and positive "can-do" approach & excellent problem-solving skills
- Good team worker and player with excellent interpersonal skills
- Enjoys a fast paced and teamwork environment
- Contract administration and tendering skills
Desired
- Facilities Management related qualification (MBIFM, DipFM or property related qualification (MRICS or Assoc RICS)
- Experience with property management systems, H&S systems and helpdesk systems
