The role
- We are looking for an Empty Homes Manager to provide senior operational leadership for the end to end empty homes service, ensuring empty properties are inspected, repaired, compliant and re-let quickly, safely and cost effectively.
- You will lead colleagues and operatives delivering void works, manage contractor and supplier performance, and make sure work is completed to agreed standards, timescales, budgets and compliance requirements.
- You will use performance, trend and financial insight to reduce rent loss, improve re-let times, strengthen value for money and recommend service changes, investment priorities and continuous improvement activity.
- You will work closely with Housing, Allocations, Repairs, Maintenance, Assets, Compliance and other internal teams to support efficient property turnaround and ensure investment decisions lead to sustainable, lettable homes.
What we're looking for
- Recognised qualification to degree level, preferably in Building Studies, Housing, Property Management or a related discipline, or equivalent experience and knowledge.
- Substantial experience of senior leadership in social housing empty homes, voids, repairs or property maintenance services.
- Experience of empty homes voids budget management, contract management, cost control, forecasting and performance reporting.
- Strong understanding of statutory compliance relating to housing, construction, repairs and maintenance, including health and safety requirements.
- Excellent leadership, communication, influencing, analytical, organisational and problem-solving skills.
- Ability to work collaboratively with Housing, Allocations, Repairs, Maintenance, Assets, Compliance, contractors and other stakeholders to improve property turnaround and customer outcomes.
- A full UK Driver License and access to your own vehicle for work purposes
- Membership of a relevant professional body such as CIH, RICS or equivalent.
- Management experience, including leading colleagues, teams or service areas.
- Experience of managing contractors and suppliers delivering empty homes, repairs, maintenance or property-related works.
