The Role
We are seeking an experienced and dynamic Director of Property Services to lead a team of approximately 60 colleagues and manage budgets of circa £60m. Reporting to the Executive Director of Property & Assets, you will drive the transformation of our property services, delivering outstanding customer experiences through innovative, technology-enabled solutions.
This pivotal role involves overseeing all site works, planned investments, property repairs, and our wholly owned repairs subsidiary. You will ensure statutory compliance, optimise procurement, and foster a high-performing, empowered team culture.
Key Responsibilities
- Lead the development and implementation of strategies for property services, ensuring regulatory compliance and exceptional customer service.
- Manage the operational delivery of Anchor Repairs and Property Services, driving value for money and service improvements.
- Oversee budgets, ensuring accurate forecasting and delivery within financial targets.
- Ensure compliance with legislation, including Awaab's Law, and maintain robust quality assurance processes.
- Build strong relationships with internal and external stakeholders to support collaborative delivery of business objectives.
- Develop and empower a high-performing team, fostering a culture of innovation and accountability.
About You
You are a strategic leader with extensive experience in managing large-scale property services, ideally within social housing or care environments. You possess:
- A sound understanding of repairs, voids maintenance, and building pathology, with knowledge of regulatory frameworks such as CQC and Awaab's Law.
- Proven experience in leading complex investment programmes and managing high-value contracts (e.g., NEC, JCT).
- Strong commercial and financial acumen, with a track record of delivering value for money.
- Exceptional leadership skills, with experience in driving cultural change and developing talent.
- A degree or equivalent experience, preferably with a professional qualification (e.g., MCIOB, MRICS) and a Housing Management Qualification (CIH Level 5 or above, or willingness to work towards).
- A full, clean UK driving licence.
