Job Description
ABM Ireland is seeking for a Contract Manager to join our Operations department.

Purpose: We are seeking an experienced Contract Manager to lead the delivery of integrated facilities management services across a portfolio of corporate accounts. The role is accountable for safe, compliant, commercially controlled and customer-focused service delivery, with primary emphasis on hard services and technical maintenance, together with effective oversight of soft services. The Contract Manager will lead site teams and a significant subcontractor supply chain, ensuring performance against contractual scope, service levels and key performance indicators while driving asset reliability, risk reduction, continuous improvement and value

KEY RESPONSIBILITIES Client and Contract Leadership
  • Act as the senior operational point of contact for account teams and the relevant end-client stakeholders, building trusted relationships and maintaining a strong service culture.
  • Understand and manage the full contract scope, service specifications, SLAs, KPIs, governance requirements and account-specific procedures.
  • Lead operational reviews, performance meetings, action plans and escalations; provide clear, accurate and timely updates on service, risk, compliance and commercial matters.
  • Coordinate service delivery across multiple sites so that standards, reporting and customer experience are consistent across the portfolio.
Hard Services and Engineering
  • Lead the delivery of hard services, including planned, reactive and corrective maintenance across mechanical, electrical, HVAC, building management systems, fire and life-safety systems, water systems, lifts, generators/UPS, lighting, building fabric and other technical assets in scope.
  • Ensure asset registers, planned maintenance schedules, task frequencies and technical records are accurate, risk-based and aligned to statutory, manufacturer, client and contract requirements.
  • Monitor plant condition, availability, downtime, repeat failures and maintenance backlogs; drive root-cause analysis and engineering solutions to recurring defects.
  • Review and approve technical scopes, quotations, method statements, permits and commissioning plans for maintenance, replacements, minor works and projects.
  • Develop lifecycle, asset replacement and capital investment recommendations supported by condition data, risk, compliance and whole-life cost.
Statutory Compliance and QHSE
  • Maintain a complete statutory compliance matrix and ensure inspections, testing, servicing and certification are completed within required timeframes.
  • Work with QHSE colleagues to maintain safe systems of work, risk assessments, permits to work, isolations/lock-out procedures, incident reporting and corrective actions
  • Maintain audit-ready records and confidently present service, technical and compliance evidence to internal, client and external auditors.
Subcontractor and Supply Chain Management
  • Own the operational management of specialist subcontractors across the account portfolio, from scope definition and onboarding through performance management, payment validation and renewal.
  • Ensure approved service agreements, purchase orders, insurances, competency evidence, certifications, RAMS, permits and site inductions are in place before attendance.
  • Define clear technical specifications and service standards; obtain and evaluate competitive quotations in line with procurement and commercial governance.
  • Schedule and coordinate contractor attendance to minimise operational disruption while maintaining site access, safety and permit controls.
  • Use contractor scorecards, audits, SLA/KPI reviews and corrective action plans to improve safety, quality, responsiveness, documentation and value.
  • Validate service reports, labour, materials and invoices against completed work and agreed rates; challenge unsupported or non-compliant charges.
Soft Services Oversight
  • Provide effective management oversight of soft services in scope, which may include cleaning, waste, pest control, landscaping, security, front-of-house and related workplace services.
  • Ensure soft service partners meet agreed standards, audit requirements, customer experience expectations and sustainability objectives.
  • Coordinate hard and soft services through common governance, escalation and reporting arrangements while maintaining the role's primary technical focus.
CAFM, Data and Reporting
  • Ensure the CAFM and mobile/PDA systems are fully used by internal teams and subcontractors, with accurate asset, work order, labour, materials and completion data.
  • Monitor PPM completion, reactive response, aged work orders, overdue compliance tasks, repeat faults and service partner performance; intervene before targets are missed.
  • Review service sheets, certificates and close-out documentation for accuracy, completeness and timeliness before records are accepted.
  • Produce concise dashboards and reports that clearly explain performance, risk, root causes, actions and forecast outcomes.
Commercial and Financial Management
  • Manage budgets, forecasts, purchase orders, accruals, invoice approvals, subcontractor spend and cost-to-complete within delegated authority.
  • Maintain visibility of committed and forecast spend and provide early warning of risks, variances and potential contract changes.
  • Control quotations, variations, minor works and rechargeable activity in accordance with contract and governance requirements.
  • Identify and deliver efficiencies, cost avoidance, innovation and value-engineering opportunities without compromising safety, compliance or service quality.
  • Lead, coach and support site managers, engineers, technicians, facilities teams and coordinators; set clear standards and hold people accountable for delivery.
  • Maintain appropriate staffing, technical competence, training, succession and out-of-hours coverage across the portfolio.
Projects, Mobilisation and Improvement
  • Support account mobilisations, transitions and demobilisations, including asset verification, compliance due diligence, subcontractor onboarding and service readiness.
  • Supervise the installation, replacement and commissioning of equipment and ensure complete handover information is captured in the CAFM and asset records.
Undertake other reasonable duties requested by the management team and support wider ABM initiatives that benefit the customer and the business.

ESSENTIAL CRITERIA
  • Minimum five years' experience in a Contract Manager, Technical Services Manager, Account Manager or similar role within multi-site facilities management or building services.
  • Strong practical knowledge of hard services and building engineering, with the ability to challenge technical proposals and make sound risk-based decisions.
  • Relevant trade, technical or engineering qualification.
  • Demonstrable experience managing specialist subcontractors, service contracts, RAMS, permits, performance, quotations and invoice validation.
  • Experience delivering integrated FM services within complex corporate contracts and formal SLA/KPI governance.
  • Strong CAFM capability, including asset data, PPM regimes, work-order controls, compliance records and performance reporting.
  • Commercial and financial management experience, including budgets, forecasts, purchase orders, variations and cost control.
  • Good working knowledge of health, safety, environmental, quality and statutory maintenance requirements.
  • Proven people leadership skills with the ability to manage direct teams and influence dispersed or indirect teams.
  • Excellent communication, stakeholder management, report-writing and presentation skills.
  • Strong Microsoft 365 skills and the ability to interpret operational and financial data.
  • Ability to travel regularly between client sites and support operational escalations when required.
