Role Purpose

An exceptional opportunity for an established Project Manager with Main Contractor experience to make the strategic transition to the Client / Consultancy side.

Working as an integrated delivery partner embedded within the project, you will manage and drive the execution of high-value, complex capital investment projects across the campus.

In this role, your on-site contractor experience-grounded in buildability, programming, safety, and supply-chain management-will be instrumental in acting as the Employer's Representative, holding works contractors accountable, and safeguarding client interests within a live, highly regulated environment.

Key Responsibilities Delivery & Site Oversight
  • Act as the Client/Consultancy Project Manager, leading projects from procurement and pre-construction through execution, commissioning, and final handover.
  • Spend substantial time on-site across all operational zones, monitoring contractor progress, quality compliance, and adherence to approved methodologies.
  • Review contractor logistics, lift plans, temporary works, and method statements, leveraging contractor delivery acumen to challenge inefficiencies and mitigate site risks proactively.
Commercial & Contract Administration
  • Administer construction contracts (FIDIC / NEC / PW-CF or bespoke framework agreements).
  • Manage variations, claims, schedule delays, and applications for payment alongside the commercial/cost management team.
  • Track project performance against baseline KPIs: scope, schedule, budget, and safety.
Operational & Stakeholder Integration
  • Interface daily between main contractors and live site operations to maintain zero unplanned operational disruption.
  • Coordinate permit-to-work approvals, security escort protocols, and access requirements.
  • Chair weekly progress meetings, monthly executive reporting boards, and technical risk workshops.
Candidate Profile & Experience
  • Contractor Background: Proven track record (minimum 5-8+ years) working as a Project Manager or Senior Site Manager within a Tier 1 or Tier 2 Main Contractor.
  • Complex Scheme Delivery: Demonstrable experience managing multi-disciplinary civil, structural, MEP, or heavy commercial building packages valued from €5m+.
  • Live Environment Experience: Background working in complex, live, or mission-critical environments (major transit hubs, rail, airports, pharma, data centres, or hospitals) is strongly preferred.
  • On-Site Presence: Comfort with a campus-based working model requiring 4 days on site
Qualifications & Accreditations
  • Education: Degree (Level 8) in Construction Management, Civil/Structural Engineering, Project Management, Quantity Surveying, or an equivalent technical discipline.
  • Professional Memberships: Chartered status or active progression toward chartership (IEI, CIOB, RICS, APM, or equivalent) is advantageous.
