Building Surveyor
- Annual Salary: £40 per hour
- Location: Manchester Town Hall Extension, Level 8, M60
- Job Type: Contract
Join Manchester City Council's Capital Programmes & Procurement Service as a Building Surveyor. This role is central to the development of Manchester's built environment, ensuring construction projects are high-quality, safe, inclusive, and sustainable. You will be part of the Minor Works Team, delivering projects ranging from £2,000 to £4 million.
Day-to-day of the role:
- Act as a technical specialist and lead consultant on a variety of construction, repair, maintenance, and refurbishment projects.
- Carry out detailed building investigations, prepare specifications, manage contractors, and ensure safe, compliant, value-for-money project delivery.
- Manage construction contracts from inception through to completion, ensuring delivery on quality, time, and budget while adhering to statutory, legislative, and Council requirements.
- Lead the delivery of minor works and refurbishment projects up to £4m in value.
- Assess building condition, investigate defects, and produce detailed technical reports.
- Prepare design drawings (AutoCAD), specifications, and tender documentation.
- Administer projects from feasibility through design, procurement, delivery, and handover.
- Ensure compliance with CDM Regulations and Planning/Building Control requirements.
- Provide Fire Risk Assessment and Principal Designer services where required.
- Produce accurate cost plans and monitor project budgets and cash flow.
- Apply change control procedures and document project variations.
Required Skills & Qualifications:
- BSc in Building Surveying or RICS-accredited equivalent.
- Strong experience diagnosing building defects and specifying works.
- Proficient in AutoCAD and technical drawing production.
- Excellent knowledge of building and planning legislation and CDM Regulations.
- Experience producing technical reports and feasibility studies.
- Experience administering construction contracts and managing project delivery.
- Strong analytical and problem-solving ability.
- Effective communication skills, able to simplify technical information.
- Project management capability, including risk, budget, and schedule control.
- Ability to work independently, plan workloads, and meet competing deadlines.
- Commercial awareness and ability to achieve value for money.
