Job Description
Role Overview

In a Nutshell

We have an exciting opportunity for an Associate Project Director to join our team within Vistry Services Strategic Land, at our Brentwood office and on-site in Chelmsford. As our Associate Project Director, you will be responsible for the ongoing delivery of our flagship project at Beaulieu to completion, managing budget control, on-site infrastructure delivery, and overall project management. You will also lead smaller sites and provide technical/development support for the wider Strategic Land team. The role is suited for an experienced Technical/Construction/Development specialist with a proven track record of delivering complex consortium projects at scale, with a focus on on-site technical/engineering delivery. This position reports to the Head of Technical.

What we expect from you

  • 5 GCSEs including Maths and English
  • Experience in strategic infrastructure provision
  • Track record of delivering from land acquisition to adoption
  • Experience in financial modelling and budget management
  • Ability to prioritize and delegate effectively
  • Knowledge in development, civil, and project management
  • Expertise in Section 38, 104, and 278 Agreements
  • Proficiency in procuring multi-utility packages and understanding statutory service wayleaves and easements
  • Understanding of contract procurement under ICC and NEC forms
  • Excellent communication and project management skills
  • Strong interpersonal skills for relationship building
  • Highly organized, motivated, and goal-oriented
  • Full driving license

Desirable qualifications include a degree in a relevant field, membership of a professional body, confidence in decision-making, and knowledge of Health and Safety best practices, Prince2 certification, among others.

  • Lead flagship schemes with significant infrastructure delivery, overseeing Project Managers
  • Manage primary infrastructure delivery, working with cost consultants, contract administrators, and using NEC and ICC contracts
  • Maintain financial viability of developments, controlling budgets and costs
  • Support the delivery and maintenance of roads, drainage, and open spaces
  • Maintain risk, opportunity, and exit strategy registers
  • Ensure contractual and legal compliance
  • Coordinate planning activities and secure necessary permissions
  • Collaborate with regional teams and other housebuilders for site management
  • Provide progress updates across Vistry Group
  • Manage consultant expenditure within budgets
  • Demonstrate strong team ethic and embody Vistry's core values
  • Represent Vistry and Strategic Land to stakeholders
