The AWS Global Real Estate Team is looking for a Site Acquisitions Manager based in EMEA (Dublin, Frankfurt, or London). In this role you will shape and execute strategies to expand our Data Center portfolio and related infrastructure. You will develop where we go, negotiate business contracts, and deliver the infrastructure needed to bring best in market Data Center projects.
Key Responsibilities- Negotiate real estate development transactions from inception to conclusion, including strategy development, business term negotiation, and full legal negotiation.
- Act as a key member of the Site Acquisitions team to develop growth strategies for specific markets.
- Execute on the strategic plan while interacting with internal stakeholders (product teams, energy, fiber, design, construction, legal, tax, etc.).
- Understand the technical requirements of our engineering teams and develop solutions that meet design and business targets.
- Involve in the full construction process to deliver all aspects of a project, including building, data center specific power, and all other site utilities.
- Prepare and present transaction summaries to the senior management team regarding progress, financial approvals, and overall deal costs/benefits.
- Manage multiple complex contract negotiations simultaneously.
- Bachelor's degree or equivalent professional certification in Real Estate, Development, Management, Urban Planning, or a related field.
- 5-10 years of commercial real estate transaction experience, preferably in industrial/office development and leasing or a related field.
- Demonstrated real estate transaction negotiation and development skills.
- Ability to negotiate multi million dollar contracts for real estate and infrastructure transactions.
- Strong analytical and big picture insights from multiple data sources.
- Strong negotiation abilities, including legal document review in conjunction with legal counsel.
- Willingness and ability to travel roughly 50% of the time domestically and internationally.
- Self starter with strong time management skills.
- Data center development experience.
- International real estate experience in EMEA.
- Master's degree or equivalent professional certification in Real Estate, Development, Management, Urban Planning, or a related field.
- Real estate background that enables engagement and development of strategic alternatives from inception to conclusion.
- Ability to think strategically about business, market, and technical challenges and to build and convey compelling value strategy plans.
