Purpose of Job

The role involves maintaining all environmental conditions related to critical building systems, supervising daily operations during a shift, and performing PPM and reactive tasks at the site. Working hours are from 6 am to 6 pm on a continental shift pattern. Candidates must demonstrate knowledge of air conditioning, UPS, generators, LV systems, including fault diagnosis using graphical data and alarm systems.

Key Responsibilities

  1. Carry out routine PPM on all M&E plant as per site schedules and asset lists.
  2. Complete reactive tasks and proactively identify areas for improvement, including store and fabric-related issues.
  3. Manage subcontractors to ensure contract compliance, including approval and safety oversight during repairs.
  4. Operate a Permit to Work System in line with BGIS and client safety procedures.
  5. Promptly address plant faults and defects to keep systems operational.
  6. Ensure availability of necessary spares, providing parts lists and time estimates for repairs.
  7. Complete all documentation for reactive and breakdown works, updating the CAFM system promptly.
  8. Prepare and review method statements and risk assessments for all tasks.
  9. Build positive working relationships with BGIS staff, subcontractors, and client representatives.
  10. Maintain a safe and healthy working environment, including PPE and uniform use.
  11. Present a professional image of BGIS to clients.
  12. Keep plant rooms secure, clean, and tidy.
  13. Supervise and monitor subcontractor work on site.
  14. Ensure timely completion of assigned tasks, with proper H&S awareness.
  15. Adhere to contractual KPIs and SLAs.
  16. Maintain and update computer-based maintenance systems like Maximo, ensuring accurate ticket closure.
  17. Perform any other tasks assigned by site management.
  18. Ensure the engineering team produces near-miss reports, risk assessments, and site activity records, escalating non-compliance issues.
  19. Proactively check the operation of the LOTO system per safety procedures.
  20. Monitor building environmental conditions via the BMS system to maintain acceptable internal conditions.
  21. Complete shift reports to standard.

Accountabilities

  1. Report to the Contract Supervisor or Technical Manager.
  2. Work collaboratively within the team.
  3. This role does not have direct budget responsibility.
  4. Report indirectly to the Contract Manager.
  5. May have direct reports, such as shift technicians or day staff.
