The Sales & Marketing team looks after our customers and helps them through one of the most important parts of their lives: finding and buying a new home. Reporting to the Sales Director, this role involves contributing to the overall success of the business through effective leadership of the Sales Management Team and deputizing for the Sales Director when needed. Key targets include legal completions, customer care, average selling price, sales overheads, and marketing budget spend.
You will be expected to:
- Lead a team of Sales Managers to drive performance, ensuring a sale rate of 0.5 or above, monitoring conversion rates, incentive usage, price reviews, and cancellation rates. May also oversee PX, Sales Admin, and Marketing activities.
- Manage the resourcing plan for the Sales function, including recruitment.
- Manage staffing plans, rotas, leave, sickness, and recruitment in line with company policy, liaising with Sales Managers.
- Review and evaluate Sales Team performance, addressing underperformance promptly in collaboration with the Sales management team.
- Ensure the Sales management team meets KPIs and develops action plans to overcome challenges.
- Drive compliance with policies and procedures across the Sales team.
- Ensure excellent customer experience and serve as an escalation point when needed.
- Ensure health and safety regulations are followed and full compliance is maintained.
- Oversee compliance with policies such as AML, NHQC, and incentive policies.
- Promote adoption of sales-related IT systems to improve performance and compliance, and review lead generation and marketing strategies regularly.
- Report on sales and legal completions to the Sales Director.
- Monitor scheme costs to maximize profit.
- Oversee site presentation across the division.
- Assist in land acquisition activities, including research and liaising with agents, to support sales strategies.
- Develop sales strategies in collaboration with the Sales Director.
- Work with other departments to enhance the customer journey.
- Build relationships with suppliers and partners.
- Review reservations to ensure compliance before approvals.
- Deputize for the Sales Director in their absence, handling meetings and complex issues.
- Cover PX transactions during absences.
- Review revenue structures for new site starts and ensure documentation is complete.
- Conduct market research and competitor analysis in line with policies.
- Coordinate sales contributions and information for site pre-launch activities.
