We are looking for an experienced Senior Quantity Surveyor to join our Commercial team based in Warrington. This is an excellent opportunity for a commercially focused professional to play a key role in the successful delivery of civil engineering and construction projects.
Working closely with project teams, clients, subcontractors, and senior management, you will manage all commercial and contractual aspects of projects from tender stage through to final account. You will be responsible for cost control, risk management, contract administration, procurement, forecasting, and ensuring projects are delivered profitably while maintaining high standards of quality and compliance.
The ideal candidate will have strong experience within the civil engineering or construction sector, a sound understanding of NEC and JCT contracts, excellent commercial awareness, and the ability to build effective relationships with a wide range of stakeholders.

OverviewAs a Senior Quantity Surveyor, you will play a pivotal role in the commercial management of civil engineering and construction projects, ensuring they are delivered safely, efficiently, and profitably. You will be responsible for overseeing the financial and contractual performance of projects throughout their lifecycle, from tender review and procurement through to final account settlement. Working closely with operational teams, clients, subcontractors, and senior management, you will provide commercial leadership, manage risk, monitor costs, maximise value, and ensure contractual obligations are met. You will also contribute to business growth by supporting tendering activities, identifying commercial opportunities, and mentoring junior members of the commercial team. Key Responsibilities- Support Directors, Contracts Managers, Site Agents, and Project Managers with commercial and contractual matters to achieve company objectives.
- Tender Review: Analyse and provide feedback on tender documentation during and after the tender process.
- Review terms and conditions to ensure compliance with the company's risk management policies.
- Ensure adherence to contract requirements and obligations throughout the project lifecycle.
- Contributes to the preparation and development of the project construction programme.
- Draft and manage commercial and contractual correspondence.
- Oversee the procurement, negotiation, and preparation of subcontract orders.
- Manage subcontractors on-site and ensure accurate final account settlements.
- Prepare and maintain timely submissions of monthly applications for payment and final accounts.
- Evaluate new or varied items and validate quotations for new rates or conditions.
- Identify potential claims or contentious issues and liaise with line managers to secure contractual entitlements.
- Prepare and negotiate claims to achieve the best outcomes.
- Undertake internal cost reporting and forecasting to ensure accurate financial management.
- Contribute to reducing wastage, re work, and inefficiency by analysing performance and comparing actual results against planned outcomes.
- Assist in the recruitment and development of junior members of the commercial team.
- Supervise and manage staff and other resources under your control effectively.
- Support the development of colleagues by providing guidance and training opportunities.
- Escalate matters affecting commercial performance or project progress promptly to your line manager.
- Prepare and present information at site management and progress meetings.
- Represent commercial interests adequately during site meetings.
- Submit administrative documentation to Head Office in a timely manner.
- Ensure compliance with the company's Safety, Health, Environmental, and Quality (SHEQ) systems.
- Adhere to and promote the company's quality procedures and standards.
- Where contracts include a design responsibility, ensure the company's design management procedures are fully implemented and take overall control when delegated.
- Assist with pricing tenders and the preparation of pre qualification submissions.
- Identify and report on commercial risks during and post contract.
- Work with senior management to mitigate risks and capitalise on opportunities.
- Take responsibility for personal development, seeking training and guidance for unfamiliar tasks.
- Attend specific training courses arranged by the company.
- Positively represent the company in a professional and courteous manner, fostering collaborative relationships.
- Undertake any other delegated duties within your competence as assigned from time to time.

- Strong understanding of commercial and financial principles, with the ability to forecast, manage budgets, and ensure project profitability.
- Expertise in interpreting and managing contracts, such as NEC, JCT, and bespoke agreements, ensuring compliance and protecting the company's interests.
- Ability to analyse data, assess risks, and develop solutions to complex commercial and contractual challenges.

Qualifications
- Degree in Quantity Surveying, Construction Management, or a related field.
- Experience in quantity surveying within the civil engineering or construction sector.
- Proven track record of managing the commercial aspects of large scale projects from inception to completion.
- An understanding of UK construction law, regulations, and industry standards.
