Job Description

The Commercial team handles all aspects of cost-effective building, including quantity surveying, estimating, procurement, and material buying.

With a focus on material choice, cost, customer satisfaction, and sales, our Commercial team-which includes Estimators, Quantity Surveyors, and Material Buyers-aims to deliver high-quality homes at optimal costs. Their work is vital to our business's sustainability and offers a dynamic environment that challenges your creativity and commercial skills.

Reporting to the Buying Manager, you will oversee an efficient materials purchasing process across multiple sites.

You will be expected to:

  1. Schedule and place material and plant orders with Group National Suppliers or general suppliers, optimizing for cost and quality.
  2. Attend internal pre-start and team meetings.
  3. Review Architects/Engineers drawings for discrepancies and compliance with specifications, resolving queries with relevant consultants or the Technical department.
  4. Ensure correct specifications are used.
  5. Prepare material cost schedules and budgets with cost codes for new sites, reviewing them regularly to stay within budget.
  6. Create schedules for material enquiries, send to suppliers, and assess quotations and schedules for accuracy.
  7. Report any material cost increases promptly.
  8. Provide site material accruals monthly.
  9. Compile quarterly material valuations for presentation to the Surveyor for valuation meetings.
  10. Resolve invoice queries with the Accounts department.
  11. Conduct site checks on materials and produce reports as needed.
  12. Visit sites weekly to ensure smooth supply of materials.
  13. Raise office, Sales, and Marketing orders.

To succeed in this role, you should have:

  1. NVQ Level 4 qualification or higher with a valid CSCS card.
  2. Strong numeracy skills, attention to detail, and the ability to interpret data for budgeting.
  3. A methodical, conscientious, and organized approach.
  4. Commitment to high standards.
  5. Proficiency in IT, including systems relevant to the commercial environment.
  6. Ability to work independently.
  7. Excellent communication skills and the ability to build effective relationships internally and externally.
  8. A professional and friendly manner when dealing with clients and colleagues.
  9. Excellent telephone skills.
