Background

A key client are looking to speak with an ambitious Intermediate Quantity Surveyor to join the commercial team of an established Irish-owned construction company.

This role would suit a Quantity Surveyor with 3+ years' experience who is looking to develop their commercial career across both pre-contract tendering and estimating, as well as the commercial management of live construction projects.

Key Responsibilities
  • Assist the Senior Quantity Surveyor with the commercial management of live construction projects.
  • Prepare and issue pre-contract tender enquiries, estimates and tender documentation.
  • Carry out detailed quantity take-offs and measurements and prepare Bills of Quantities in accordance with ARM5.
  • Assist with tender analysis, price negotiations, cost reviews and value engineering exercises.
  • Procure specialist subcontractors and suppliers, including the review, analysis and comparison of quotations.
  • Prepare and submit interim progress claims and valuations for live construction projects.
  • Review and assess subcontractor progress claims and payment applications.
  • Monitor project costs and expenditure against agreed budgets.
  • Identify, assess and manage variations and prepare associated cost submissions through to final account stage.
  • Assist with the preparation of monthly cost reports, forecasts and financial summaries.
  • Maintain accurate commercial records, including measurements, valuations, variations, purchase orders and supporting documentation.
  • Assist with cost/value reconciliation and commercial forecasting throughout the project lifecycle.
  • Review drawings, specifications and project documentation to ensure a clear understanding of scope and commercial requirements.
  • Attend site, commercial and project meetings as required.
  • Carry out occasional site visits throughout the Greater Dublin Area.
  • Work closely with project managers, site teams, subcontractors and suppliers to ensure accurate commercial reporting.
  • Assist with the preparation, negotiation and agreement of final accounts.
  • Support the identification and management of commercial risks and opportunities.
  • Build strong working relationships with clients, subcontractors, suppliers and internal project teams.
Key Requirements
  • Degree in Quantity Surveying and Construction Economics (NFQ Level 8), or equivalent qualification.
  • Minimum 3 years' relevant Quantity Surveying experience within the construction industry.
  • Experience across both pre-contract and post-contract activities is highly desirable.
  • Strong proficiency in Microsoft Excel and the wider Microsoft Office suite.
  • Experience with estimating and measurement software such as Buildsoft Global, Cubit Pro or CostX.
  • Good working knowledge of ARM5 and construction measurement principles.
  • Strong understanding of construction costs, procurement, valuations, variations and commercial management.
  • Strong numerical, analytical and commercial skills with excellent attention to detail.
  • Ability to read and interpret construction drawings, specifications and tender documentation.
  • Full clean driving licence and access to own transport preferred.
