Job Description

PROPERTY MANAGER

  • Hobdens Property Management • Competitive • Hybrid - Littlehampton

ROLE OVERVIEW

You will take ownership of a well-established residential portfolio across East Sussex and West Sussex, with most developments having engaged, board-led clients and regular AGMs. This role is best suited to an experienced Property Manager who is organised, commercially aware and at their best when building trusted, long-term relationships.

You will work hybrid, spending three days a week in our Littlehampton office and being office-based throughout your probation to set you up for success. Your sites are primarily in and around Eastbourne, Brighton, Hassocks and Heathfield, so you'll be comfortable travelling and ideally live within easy reach of Littlehampton (Brighton, Hove, Shoreham, Steyning, Lewes and nearby areas work well). If you value teamwork, clear communication and the satisfaction of delivering a consistently high-quality service, you'll thrive here.

ROLE EXPECTATIONS

You will be the day-to-day point of contact for residents and directors, ensuring smooth operations, proactive maintenance and well-run governance across your developments. You'll plan and chair AGMs, set and manage budgets, coordinate contractors and compliance, and keep stakeholders fully informed with clear, timely updates.

WHAT SUCCESS LOOKS LIKE

  • Residents and directors feel informed, listened to and confident in your management of their building.
  • Budgets are accurate, service charges are well managed and cost efficiencies are identified early.
  • AGMs are well-prepared, well-chaired and actions are completed on time with clear follow-up.
  • Maintenance plans and compliance schedules are proactive, with issues resolved before they escalate.
  • Contractors are well-briefed, performance-managed and deliver quality work safely and on time.
  • Your portfolio runs smoothly, with priorities clearly planned, documented and delivered.

HOW YOU'LL SPEND MOST OF YOUR TIME

  • Planning, attending and following up AGMs and board meetings, including preparing packs and minutes.
  • Building and managing annual budgets, monitoring expenditure and recommending cost-effective solutions.
  • Scheduling and completing site inspections, raising works and ensuring compliance and health and safety.
  • Coordinating and overseeing contractors and maintenance, from routine works to major projects.
  • Handling resident and director queries promptly, providing clear updates and managing expectations.
  • Keeping records, actions and systems accurate and up to date, with consistent reporting to stakeholders.

WHO THIS ROLE IS FOR

  • You're an experienced block or property manager who enjoys board engagement and invested clients.
  • You're highly organised, methodical and comfortable juggling multiple deadlines across a portfolio.
  • You communicate with clarity and empathy, turning complex issues into practical, actionable plans.
  • You take ownership, follow through on actions and deliver a service you're proud to stand behind.
  • You live within easy reach of Littlehampton and are happy to be office-based three days a week.

EXPERIENCE THAT HELPS

  • Managing residential blocks with active resident management companies or RTM boards.
  • Running AGMs, preparing meeting packs and delivering clear meeting minutes and action plans.
  • Building and managing service charge budgets, and working with accounts/credit control teams.
  • Coordinating contractors, compliance, health and safety and Section 20 consultations.
  • Planning and delivering preventative maintenance and overseeing major works.

WHAT WE OFFER

  • Competitive salary
  • 24 days holiday plus bank holidays
  • Perkbox membership, discounts across retail, travel and entertainment
  • Free eye tests
  • Fully funded training and professional development, including paid study leave (up to £1,500)
  • Employee referral scheme, up to £1,500
  • Support for Army Reserve training
