Long established Developer urgently seeks a Project Manager for an important Partnerships Development in Hornchurch, Essex.

The site consists of 70 units arranged over 5 traditionally built blocks. The project is currently in enabling works stage so a great opportunity to control a project from its early stages of conception.

Being a Regional size Developer this is an important role and you will be number 1 on Site, responsible for a Site Manager and an Assistant Site Manager and QS in addition to a large number of sub contractors.

This Developer has an excellent set-up and good relations with all the sub contractors, the ideal candidate will need to have a partnering mindset that is consultative and understanding to get the best from the workforce and in addition have an excellent eye for and be able comprehend a high level of detail for board reporting.

1. Project Planning & Coordination
  • Create project scope, objectives, and timelines
  • Develop detailed project plans and schedules
  • Coordinate architects, engineers, contractors, and consultants
  • Ensure all planning permissions and regulatory approvals are secured
2. Budget & Cost Management
  • Prepare and manage project budgets
  • Monitor costs and control expenditures
  • Approve invoices and manage financial reporting
  • Identify cost saving opportunities without compromising quality
3. Procurement & Contract Management
  • Source and appoint contractors, suppliers, and subcontractors
  • Prepare and manage contracts and tender processes
  • Ensure all parties meet contractual obligations
4. Site Management & Supervision
  • Oversee day to day construction activities
  • Ensure work is progressing according to schedule
  • Conduct site inspections and resolve on site issues
  • Coordinate logistics, materials, and workforce
5. Health, Safety & Compliance
  • Ensure compliance with health and safety regulations
  • Implement risk assessments and safety procedures
  • Make sure the project meets local building codes and standards
6. Quality Assurance
  • Monitor construction quality and workmanship
  • Ensure materials and finishes meet specifications
  • Manage snagging (defect identification) and rectification
7. Stakeholder Communication
  • Act as the main point of contact for clients, investors, and authorities
  • Provide regular progress updates and reports
  • Manage expectations and resolve conflicts
8. Risk Management
  • Identify potential risks (financial, legal, operational)
  • Develop mitigation strategies
  • Respond to unforeseen issues (delays, supply problems, etc.)
9. Project Delivery & Handover
  • Ensure timely completion of the project
  • Oversee final inspections and certifications
  • Manage handover to clients or housing authorities
  • Ensure all documentation is complete (manuals, warranties, etc.)
