Project Director - Major Technical Fit-Out

Location: Islington, London
Contract: 18 to 20 months
Day Rate: £600 to £700 DOE, CIS or Limited Company
Start Date: Quarter Four

Hays Construction is working with a leading specialist contractor to recruit an experienced construction Project Director for a major refurbishment and fit-out project in Central London.

Valued at over £15 million, the scheme will run for approximately 20 months and involves the complete transformation of an existing building into a highly serviced, specialist facility. The project will include a substantial CAT A refurbishment followed by a complex CAT B fit-out, with technical areas, specialist installations and a significant mechanical and electrical package.

The Project Director will take the lead on the scheme and act as the contractor's main point of contact for the client. You will have overall responsibility for the programme, design, commercial performance, procurement and construction delivery through to commissioning and final handover.

This will be a well-resourced project, with multiple package and site managers based on site, supported by dedicated design, commercial and building services teams. The contractor also has strong in-house capabilities across several specialist packages, with additional support from a visiting senior director.

The Role

Key responsibilities will include:

• Taking overall responsibility for the safe, commercial and successful delivery of the project
• Acting as the senior point of contact for the client, consultants and key stakeholders
• Leading the site team and coordinating the operational, design, commercial and technical functions
• Managing the master programme, critical milestones and short-term delivery objectives
• Overseeing design development, technical coordination and the release of construction information
• Working with the commercial team to manage cost, change, risk and project performance
• Overseeing procurement and the delivery of key subcontract and specialist packages
• Managing supply-chain performance and resolving issues affecting programme or quality
• Chairing senior client, progress and project review meetings
• Maintaining high standards across health and safety, quality, compliance and site management
• Overseeing commissioning, validation, snagging, practical completion and handover
• Providing clear reporting to the client and senior management team

About You

The successful person will be an experienced Project Director with a proven record of leading large-scale, fast-paced refurbishment and fit-out projects.

You will need:

• Previous responsibility for delivering major CAT A and CAT B fit-out schemes
• Experience managing technically complex or heavily serviced projects
• Strong knowledge of design, programme, procurement, commercial management and construction delivery
• Experience leading sizeable site teams and specialist subcontract packages
• The confidence to manage senior client relationships and lead formal project meetings
• Strong commercial awareness and an understanding of project risk and change
• A calm, decisive and delivery-focused approach
• Relevant construction qualifications, alongside current SMSTS and CSCS certification
