The Maintenance Technician/Landscaper is responsible for keeping the space in a great condition inside and out. This will involve maintaining the general upkeep of the residence including all communal areas, performing repairs, maintenance and minor redecoration as and when needed.
ResponsibilitiesHere's what you'll do;
- Responsible for helping maintain the entire property in an attractive, comfortable condition.
- Performs daily cleaning of office, clubhouse, kitchen, model, laundry, etc.
- Helps clean grounds and all common areas daily. Responsible for trash pick-up of the entire property.
- Assists in completing cleaning of model/corporate units, turnovers/make readies of vacant units, as requested.
- Assists with resident functions, as requested.
- Complete all duties regarding make-ready/vacant units including cleaning of the following: appliances, windows, floors, all fixtures (inside and out), Cabinets (inside and Out), vacuuming, outlet covers, Patio/balconies, light bulb changing, etc.
- Assists in maintaining inventory of cleaning and bathroom supplies.
- Observes condition of property in general and reports any unusual circumstances.
- Enters occupied apartments to perform necessary cleaning, as requested.
- Clean up thoroughly after performing work in occupied and vacant units.
- Participates in make ready out of order rooms as quickly as possible to return to a rent ready status
- Supports the activities of the property Turn Program for the property in conjunction with the Property Maintenance Manager
- Notifies property manager and/or maintenance supervisor, as directed regarding any supplies necessary to complete cleaning request.
- Attends employee meetings and training seminars, as requested
- Follows company procedures regarding safety and emergencies.
- Performs other duties as assigned by the property manager and/or regional supervisor.
- Adheres to OSHA safety standards that are applicable for performance of the job.
- Replaces burned out light bulbs, broken globes, etc., in units and throughout the exterior of the property, as needed.
- Demonstrates familiarity with location of power, water, gas turnoff valves, fire extinguishers and fire hydrants on the property.
- At locations with a pool and/or spa, cleans and maintains the pool and/or spa and equipment. Successfully complete and maintain pool maintenance certification, if required by local regulation.
- As directed, participates in an on-going property improvement plan and preventive maintenance program.
- Participates in safety training programs and uses the MSDS safety binder.
- Notifies maintenance supervisor and property manager, as directed, regarding any supplies or parts necessary to complete job duties.
- Safeguards the assets of the Company including the buildings, grounds, equipment, tools, appliances and miscellaneous items from damage, theft or diversion to personal use.
- Complies with all Company procedures relating to turn activities including: Budgeting and pre-turn planning, vendor management, cost containment, and staffing.
- Complies with all state, federal and local laws including Fair Housing. Oversees compliance with policies related to employment and Human Resources. Communicates policy and procedure changes with maintenance team members.Performs other duties as assigned and as necessary.
This list in by no means exhaustive but in short, your main responsibility is to take pride in the look and feel of the property - ensuring the standard is great for our residents.
You'll need to have some experience ideally within maintenance, security or facilities with a proactive approach to solving problems. A relevant trade would give you the edge but is certainly not essential.
