Job Description
  • Maintenance Operative

    Location: Greater London, covering circa 660 HMO properties, with a base at a central London office (Holborn) one day per week
    Salary: £32,000-£35,000 + Bonus + £4,500 Car Allowance
    Contract: Full-time, Monday-Friday

    About the opportunity
    This business specialises in acquiring, optimising and repositioning residential real estate, with a well-established portfolio across Germany and a growing presence in London. Its approach centres on improving the living environment for tenants while ensuring each property is well-managed and well-maintained. The London arm manages a portfolio of serviced apartments, private rental homes and houses of multiple occupancy (HMO).

    The role sits within a close-knit social housing and HMO team, reporting to the Operations Manager and working alongside a lettings manager, two property managers and an administrator.

    What makes the role exceptional
    This role gives you real ownership over your own patch. You'll be out on the road, effectively running your own portfolio of HMO properties across London, deciding how to prioritise your visits and manage your workload, starting at around 7-10 visits a day and building towards 15 a week as you settle in. No qualifications are required, so the role suits skilled and unskilled candidates alike, but you'll need to be as comfortable with admin and reporting as you are with practical repairs, since you'll be trusted to manage both independently.

    Key responsibilities

    • Take ownership of a set of HMO properties across London, planning and prioritising your own visits
    • Inspect condition and identify repairs across your patch on a daily basis
    • Carry out general repairs and maintenance, from handyperson tasks to appliance upkeep
    • Complete compliance checks, including fire alarm and emergency lighting testing
    • Maintain accurate records and reporting following each property visit
    • Oversee tenant check-ins, check-outs and room clearance
    • Respond to tenant maintenance queries and inspect contractors' work
    • Manage keys, visitor registers and day-to-day site security

    Requirements

    • Full UK driving licence and access to your own vehicle, essential
    • No specific qualifications required, open to skilled or unskilled handymen
    • Comfortable working autonomously, balancing hands-on maintenance with admin and reporting
    • Understanding of health, safety and environmental practice within an accommodation setting
    • Awareness of safeguarding responsibilities and reporting procedures
    • Strong communication skills, with a diplomatic and tactful approach to tenant queries
    • Self-motivated, with the confidence to manage your own workload across multiple sites
    • Basic DBS clearance (or willingness to obtain one)
