Overview

Key Responsibilities and Accountabilities are listed below. The role involves maintaining and repairing the client's mechanical and electrical systems, coordinating with sub-contractors, ensuring safety and compliance, and providing effective liaison with the client and end users.

Responsibilities and Accountabilities
  • Maintaining and keeping in good repair the client's mechanical & electrical systems along with all associated component parts.
  • Reviewing and checking sub-contractor performance on site during specialist service visits or repairs.
  • Maintaining a safe and healthy workplace.
  • Complete simPRO / instruction sets ensuring that each line entry on the instruction set is annotated that the step is completed with a photograph when the planned maintenance was completed.
  • Logbook record keeping for the client's electrical, mechanical and water systems including health and safety information, up to date.
  • Raise any issues with completing Statutory Planned Maintenance with Supervisor and Management when it cannot be completed.
  • Maintain comfortable environmental conditions via the HVAC plant for the client.
  • Reactive repairs to plant and equipment failures, fault finding on mechanical and electrical systems, responding to BMS alarms and using the system for first line diagnostics.
  • Highlight any potential hazards discovered during maintenance to Supervisor and Management.
  • Have full knowledge and operation of all plant and services for which you are responsible, including:
    • Preparation of plant start up.
    • Plant start-up (normal and emergency).
    • Running checks. Plant changeover.
    • Plant shutdown (normal and emergency).
    • Fault finding. Optimum plant run times.
  • Undertake regular housekeeping walk-rounds of the client's premises to ensure:
    • Plant rooms are clean and tidy.
    • No health and safety issues are present.
    • Plant is operating as per building specification.
  • Effective and courteous liaison with both the client and end users; strong written and verbal communication skills are essential.
  • Carry out maintenance, repair, and small installation tasks as directed by the contract, Supervisor and Management.
  • Maintain records and documentation related to Health & Safety, building compliance and Quality Assurance (e.g., Test Reports, Service Reports).
  • Maintain and develop good team relationships.
  • Keep Business Support and Supervisor informed of all work progress.
  • Communicate the impact of maintenance, repair and installation activities prior to their execution across the client's assets.
  • Share skills and knowledge to ensure safe and continuous operations across all sites.
  • Maintain good communication with other engineering teams to ensure a professional, courteous service to clients.
  • Immediately report to Supervisor and Account Manager any real or potential hazard relating to personnel safety or the reliability of essential plant and services.
  • Isolate and ensure safety of systems as required (dead/de-pressurised where applicable).
  • Be on a call-out rota to provide full out-of-hours cover for the client.
  • Overtime may be required in evenings, weekends and public holidays to meet business and client needs; no guaranteed regular overtime.
  • Undertake any other duties as required by the Contract, Supervisor and Management.
Knowledge, Skills and Experience
  • Qualified to City & Guilds Level III or equivalent in Electrical discipline (essential).
  • Qualified to City & Guilds Level III or equivalent in Mechanical discipline (essential).
  • 18th Edition I.E.E (essential).
  • City & Guilds BS 2391 Level 3 Electrical Inspection & Testing (desirable).
  • IOSH Working Safely (desirable).
  • PASMA and IPAF 1b/3a/3b (desirable).
  • Good knowledge and understanding of Electricity at Work safe working practices and the Memorandum of Guidance on the Electricity at Work Regulations 1989 (essential).
  • Unvented hot water systems training (desirable).
  • Knowledge and experience in BMS / Generator / Controls / Lighting Systems / Plumbing / Sanitary Wear / Drainage Systems / Low Pressure Hot Water Systems / Pressurisation Systems / Ventilation Systems / ACOPS L8 and Cooling Tower Systems (desirable).
  • Knowledge and experience with a valid Certificate on High Voltage systems (desirable).
  • Experience of maintenance, testing & fault finding on equipment including boiler plant, ventilation systems, pumps, generators, switchgear, cables; batteries, small power and lighting where applicable.
