Joiner (Property Maintenance & Fire Door Works) Location: North West (travel across sites required) Job Type: Full-time, Permanent Role Overview: We are seeking an experienced, reliable, and highly motivated Joiner to join our growing team, delivering high-quality works across residential apartment blocks and communal areas throughout the North West.

This is a fast-paced, multi-site role suited to someone who takes pride in their work, maintains high standards, and can operate both independently and as part of a wider team.

The successful candidate will be detail-focused, proactive, and capable of managing their own workload efficiently.

Experience with fire door installation, maintenance, and compliance is highly desirable, as a significant portion of our work involves life safety systems within occupied buildings.

A full UK driving licence is essential due to travel between sites.

Key Responsibilities: Carpentry & Joinery Works: Carry out installation, repair, and replacement of communal and internal doors, including fire-rated doors, frames, architraves, and skirting boards.

Install and maintain fire doors in line with current regulations and manufacturer guidelines, ensuring full compliance and correct installation methods.

Fit and repair kitchen units, worktops, shelving, flooring, and general timber components.

Install and repair window boards, stair components, handrails, and structural timber elements.

Install ironmongery including hinges, locks, handles, door closers, seals, and associated hardware.

Undertake both planned and reactive maintenance works across multiple sites.

Fire Door Works (Key Focus Area): Carry out fire door remedial works, adjustments, and upgrades in line with compliance requirements.

Ensure correct installation of intumescent strips, smoke seals, hinges, and door closers.

Identify defects and non-compliance issues with fire doors and recommend corrective actions.

Work closely with management to ensure all fire door works meet regulatory and safety standards.

Maintain a high level of awareness around passive fire protection systems.

Planned & Reactive Maintenance: Respond promptly and professionally to maintenance requests from property managers and residents.

Diagnose faults effectively and implement practical, long-lasting solutions.

Complete works efficiently while maintaining a high-quality finish.

Record all works accurately, including photographs, materials used, and completion notes.

Health, Safety & Compliance: Work in accordance with company policies, RAMS, and relevant UK regulations.

Carry out works safely within occupied residential environments.

Identify and report hazards, defects, or compliance concerns on site.

Maintain strict adherence to fire safety requirements, particularly when working on fire-rated elements.

Customer Service & Communication: Communicate clearly and professionally with residents, clients, and colleagues.

Provide updates on progress, timelines, and any issues encountered.

Represent the company in a positive and professional manner at all times.

Tools, Equipment & Vehicle: Maintain tools and equipment to a high standard.

Keep company vehicle clean, organised, and compliant.

Manage stock levels of commonly used materials and consumables.

Skills & Experience Required: Proven experience as a Joiner/Carpenter within residential or property maintenance environments.

Strong understanding of joinery techniques, materials, and industry best practices.

Experience working within occupied buildings and communal areas.

Ability to work independently, manage workload, and meet deadlines.

Strong attention to detail and problem-solving ability.

Good work ethic, reliability, and a proactive attitude.

Comfortable working in a fast-moving environment with varied workloads.

Competent with a wide range of hand and power tools.

Full UK driving licence (essential).

Desirable Qualifications & Experience: NVQ Level 2 or 3 in Carpentry & Joinery (or equivalent). CSCS card or equivalent site safety certification.

Fire door installation, inspection, or remedial experience (highly desirable). Experience working within block management or housing association environments.
