Job Description

We are seeking an experienced and strategic Head of Real Estate - UK & Ireland to take full ownership of our UK&I real estate portfolio. This role has end-to-end responsibility for shaping, executing and optimising the real estate and facilities strategy in alignment with business objectives, while ensuring cost efficiency, compliance and long-term value creation.

You will lead all aspects of real estate strategy including acquisitions, disposals, lease management, facilities management and estate optimisation, while partnering closely with European colleagues to ensure alignment and successful execution of wider regional strategy. The role also plays a critical part in supporting M&A activity and future growth initiatives.

Key Responsibilities

Own and lead the overall UK&I real estate portfolio, ensuring alignment with business strategy and operational needs

Develop and execute real estate acquisition, disposal and management strategies to meet current and future business requirements

Align European real estate strategy with the UK&I team and ensure successful local execution

Maintain an efficient, cost-effective and fully compliant property portfolio

Determine real estate requirements and manage the tactical execution of acquisitions, disposals, lease negotiations and property management activities

Lead lease renewals, rent reviews and all Landlord & Tenant matters

Analyse the existing portfolio including leases, costs, space utilisation and optimisation opportunities on a continuous basis

Manage all matters relating to lease administration, insurance premiums, dilapidations, refurbishments, repairs and maintenance, compliance, health & safety, sustainability, business rates and operational requirements

Facilities Management

Take full responsibility for Facilities Management, including contract management and performance of external suppliers

Ensure statutory obligations are met and operational risks are effectively mitigated

Create and manage annual real estate portfolio budgets

Perform analysis and resolution of property operating expenses, driving cost efficiency and value creation

Support M&A activity through real estate due diligence, integration and optimisation

Stakeholder & Partner Management

Manage relationships with external service providers including brokers, consultants, legal advisors and finance professionals

Collaborate with internal stakeholders across the business to deliver timely, value-driven real estate solutions

Lead, develop and manage the real estate team, including hiring, performance management, development and engagement

Drive innovation and best practice across estate operations

Participate in cross-functional project teams to ensure timely project delivery and effective capital planning

Skills and Experience

University degree in a relevant discipline

MRICS or FRICS qualified

Extensive professional experience in real estate management, portfolio optimisation or a related senior role

Proven leadership capability with strong people management experience

Strategic thinker with a demonstrable track record in estate optimisation and stakeholder engagement

Strong financial and commercial acumen

Exceptional communication skills with the ability to present complex matters clearly to senior leaders and broader stakeholder groups
