Job Description

Midlands Arts Centre (MAC) is an exciting, ambitious arts centre which offers a wide array of free exhibitions, theatre, music, cinema and comedy performances as well as creative learning and participation activities. We are recruiting for a Facilities technician to join our technical resources department on a variable hours contract (rate of pay £14.41 per hour).

Job Purpose

The Facilities Technician is responsible for consistent high quality technical services relating to building maintenance in the centre. The technician will be expected to conduct routine maintenance and testing as well as reactive maintenance to ensure the smooth day to day running of the centre.

Key Responsibilities Routine Maintenance
  • Carry out water testing and flushing as dictated by MAC's Water Risk Assessment.
  • Carry out routine testing of emergency lighting, fire and rescue systems and other equipment as required.
  • Regular painting and decorating to a good standard.
  • Maintain outdoor areas and regularly clear vegetation.
  • Routine cleaning of areas and equipment across site.
  • Carry out the movement of loads.
  • Operate manual and power tools and equipment.
  • Work at height including using powered access machinery.
  • Keep up to date records of maintenance carried out and regularly update records such as ladder; PAT and Legionnaires testing to ensure statutory compliance.
Reactive Maintenance
  • Resolve common maintenance problems, responding quickly to radio calls when issues need urgent attention.
  • Contribute to maintaining plant, including electrical; heating and ventilation; air conditioning and plumbing installations, and have basic fault finding capabilities of the above.
  • Ensure that the fixtures and fittings throughout MAC are maintained in good working order, respond proactively to faults, and bring equipment and systems back into service quickly and efficiently.
  • Identify and assess problems, recommend and implement corrective action.
  • Use computerised systems for communication and reporting of maintenance issues.
Health and Safety
  • Ensure that duties are carried out safely and in accordance with MAC's Health and Safety Policy.
  • Ensure contractors comply with MAC's Health and Safety Policy.
  • Report any incidents or concerns in line with MAC's procedures.
  • Understand and implement risk assessments for spaces and activities.
Working With Others
  • Liaise with all departments at MAC in order to respond effectively to maintenance issues.
  • Assist where necessary any outside maintenance or service contractors.
General
  • Ensure that the centre works as an effective and welcoming base and that facilities and services are appropriately provided.
  • Participate in training and development activities as required and assist with the training and development of colleagues as appropriate.
  • Implement MAC's Environmental Policy and consider how this role can contribute to MAC's sustainability goals.
  • Further, promote and ensure the implementation of the equal opportunities, diversity, safeguarding and health & safety policies of MAC.
  • Any other duties which may reasonably be required to support cross organisational needs.
Person Specification Core (You should meet most of these requirements)
  • Level 2 or above qualification in any subject.
  • Proven experience in general building maintenance and minor repairs.
  • Experience carrying out routine and reactive maintenance tasks.
  • Good understanding of Health and Safety in building maintenance.
  • Basic knowledge of building systems (electrical, plumbing, HVAC).
  • Competent in using manual and power tools, and lifting/moving equipment safely.
  • Ability to diagnose faults and carry out repairs quickly and safely.
  • Proactive, solution focused, and hands on approach.
  • Reliable and conscientious.
  • Commitment to high standards of safety and service.

  • Willingness to work outside of building opening times.
Additional (You should meet some of these requirements)
  • Experience of maintaining statutory compliance.
  • Experience working in a multi use venue or public building.
  • Relevant administrative skills: record keeping and updating computerised systems; basic IT skills.
  • Understanding of environmental and sustainability issues in facilities management.
  • Organised and practical.
  • Able to work independently while recognising when to seek guidance.
  • Takes pride in creating a welcoming and well maintained environment.
  • Minimises waste and energy use, and contributes to greener practices across site.
