Job Description

Head Office, Belfast, with travel to the Company's construction sites throughout the UK and Ireland.

Summary of role

The Contracts Manager has overall responsibility for the coordination, management and delivery of assigned projects, ensuring they are completed profitably, safely, on time and to an acceptable standard whilst maintaining and promoting strong client relationships. They will ensure the most effective and efficient utilisation of people and resources required for the duration of the project.

  • Ensure assigned projects are managed and delivered on time, to a high-quality standard and within budget.
  • Liaise with Project Director to ensure all sites are adequately resourced.
  • Develop Construction Programmes and methodology with the assistance of the Contracts Planner and communicate to site management.
  • Appoint a temporary works coordinator on each project.
  • Produce Project Procurement Schedules.
  • Ensure timely placement of sub-contract orders.
  • Ensure issue and approval of Construction Phase Health C Safety Plan prior to the commencement of work.
  • Administer the project in accordance with contractual conditions, highlighting any 106 clauses to all relevant stakeholders.
  • Proactively liaise with Site Management to ensure adequate labour and sub-contractor resource is provided and maintained on site that will enable completion on time and to the clients required standards utilising the approved agency list.
  • Monitor and control sub-contractors' performance ensuring maximum efficiency and provide up-date at regular Manager's Meetings.
  • Following completion of assigned projects rate the sub-contractor's performance, ensuring records are updated to reflect same.
  • Liaise with Site Management and sub-contractors ensuring they are following common operational standards.
  • Maintain comprehensive and accurate records of own activity related to projects on Gateway to ensure traceability.
  • Fulfil the role of mentor as and when required.
  • Produce regular reports for the Project Progress Meeting for approval by the Project Director and present report as required at client meetings.
  • Arrange/chair Technical Meetings as required and issue actions arising, and items agreed.
  • Fulfil health, safety and welfare responsibilities as detailed in the Company's Policy and in compliance with the ISO 45001/Safe-T-Cert management system.
  • Ensure ISO 9001 and ISO 14001 quality and environmental standards are achieved and maintained.
  • Create, maintain and grow good relations with clients as well as their representatives and ensure other members of the GA Project Team do likewise.
  • Compile Health C Safety File in accordance with CDM regulations.
  • Ensure the Company image is maintained and that all opportunities for future work are followed up.
  • Continually develop knowledge of innovative construction techniques and products to enhance the business and fulfil company CPD requirements.
  • Participate in pre-tender submissions and interviews.
  • Carry out people management practices in line with the Company policies as well as any HR strategies/initiatives.
  • Complete Staff Assessments and Performance Appraisals.
  • Assist in the selection and recruitment of Site Management and monitor new entrants through probation period.
  • Undertake all relevant training and development activities as required.
  • Attend Industry dinners, functions, seminars etc., as required on behalf of the Company.
  • Contribute to the Company's Corporate Social Responsibility initiatives.

Person specification

Required Experience:

  • 5 years' experience of planning, directing and coordination of projects.
  • 3 years' experience of successfully managing and coordinating teams on a large scale as well as a team of multiple disciplines.
  • Proven track record of negotiating and monitoring sub-contractors.
  • Experience in carrying out Health and Safety Assessments/Inspections.
  • Management of client expectations.
  • Preparing and presenting reports to Senior Management and Clients.
  • Experience of carrying out appraisals.
  • Relevant technical knowledge.

Required Education:

  • A related construction qualification in one of the following: HND/HNC/BTEC.
  • CSR or CSCS Card.
  • COSHH Accreditation.
  • CIOB Accreditation.
  • SSTS or SMTS Card.
  • Recognised First Aid at Work Qualification.

Required Skills & Abilities:

  • Ability to create and maintain good working relationships.
  • Excellent organisational skills.
  • Ability to motivate.
  • Excellent written and oral skills.
  • Good working knowledge of Microsoft Office Packages.
  • Ability to work effectively as part of a team.
