Contracts Manager

Within the Construction environment, think about buying materials, managing big projects, ensuring health and safety, and customer service. Reporting to the Construction Director, the role involves overseeing site development from land acquisition to completion, maintaining Safety, Health, and Environmental standards, and achieving Programme, Quality, and Cost targets within budgets and timescales by managing Site Managers and subcontractors. The role also includes delivering the divisional construction execution plan.

You will be expected to:

1. Manage and monitor SHE performance to ensure legal compliance and adherence to the Company's SHE Management system.
2. Support tender processes for subcontractors and suppliers, monitor their performance, and provide feedback to the Commercial department.
3. Ensure resources are adequate for effective site start-up.
4. Monitor construction performance against programme targets, ensure timely completions, and communicate schedules through meetings.
5. Control additional costs for non-productive and prelim expenditure, participating in cost control meetings.
6. Coordinate with all departments to support Site Managers, ensuring availability of information, materials, and contractors.
7. Oversee each construction stage to ensure quality standards.
8. Liaise with purchasers to provide excellent post-completion service.
9. Support Site Managers in resource allocation, communication, training, and workload organization.
10. Maintain a professional interface with purchasers, external contacts, and contractors.
11. Assist the Construction Director in departmental performance matters.
12. Set and meet build programme targets as advised by the Construction Director.
13. Lead and develop site management teams.

Additionally, the role involves recruiting and supporting site management personnel through the interview process.

To be successful, candidates should be:

• Strong team motivators with drive and tenacity.
• Experienced in senior construction roles with managerial expertise.
• Self-confident, decisive, resilient, and capable of thriving under pressure.
• Possibly members of the Chartered Institute of Builders or NVQ Level 5 qualified in Construction Management, with extensive trade experience (desirable but not essential).
• Knowledgeable about construction trades, Health and Safety, NHBC standards, and Building Regulations.
• Experienced in Customer Care issues.
