Bidwells has delivered managing agent services for this client for over 20 years, undertaking the full range of day to day responsibilities typically associated with estate management. Building on this long-standing and successful relationship, Bidwells has recently secured a further instruction to manage a portfolio of rural estates. This remit covers more than 87,000 acres across four estates located across Scotland.

What you'll be doing
  • Representing the Firm and the client on the ground, being their "eyes and ears"
  • Preparation of and general compliance with work plans drawn up from time to time
  • Representing or attending with the Firm, if required, at local meetings relating to activities in the management area as appropriate
  • Submitting, representations towards local plans and community consultations
  • Engaging with local communities and tenants in relation to local management initiatives and projects, working proactively to gather and listen to local community views
  • Prepare and issue social media posts to enhance the reputation of the Firm and the client, in line with agreed communications and engagement strategy and associated plans
  • Assisting with day to day property maintenance issues that arise, including out of hours emergencies, correspondence, telephone calls etc with tenants and other parties
  • Monitoring the condition of let residential properties and in hand land through annual and periodic inspections.
  • Supervising property repairs and maintenance works, reporting back on status and any issues or concerns identified
  • Supporting with completing H&S inspections, reporting back to ensure the H&S Risk Register is maintained and up to date, whilst reporting and checking on implementation of agreed mitigation measures
  • Reporting potential Health and Safety risks including tree safety management (training will be provided if required)
  • Referring any complaints or issues and providing assistance addressing same where necessary
  • Preparing, and submitting monthly, a report summarising the previous month's work, and advising on the progress of any work programmes and primary objectives
  • Preparing and submitting ad hoc reports on the work or planned work, or on other matters relating to the rural property

The Services will be undertaken on a consultancy basis as and when required, including out of hours and weekends (Estimated to be around 85 days per year or 0.3 FTE)

About You
  • Experience of property management, including maintenance and repairs
  • Excellent interpersonal and communication skills, with the ability to build positive relationships with tenants, local communities, contractors and stakeholders
  • Strong organisational skills with the ability to prioritise workload, manage competing demands and meet agreed deadlines
  • Able to work independently with limited supervision
  • Practical, solutions focused approach to resolving property maintenance issues and supporting tenants
  • Competent using digital tools, including Outlook and Microsoft Office applications
  • Full valid UK driving licence
  • Experience working within rural property, estate management, facilities, land management, community engagement or a related field would be highly desirable
  • Awareness of local plans, land use, environmental considerations, or community consultation processes and understanding of the challenges and nuances of rural communities, agriculture, land use, sustainability, or biodiversity matters would also be desirable
