Job Purpose:

The purpose of this role is to ensure the quality of materials and workmanship are in accordance with planning permission, building regulation, architects/engineers, development agreements and other consultants' drawings and specifications. You will be responsible for managing defects related inspections, surveys, snagging and remedial works. The post holder will work collaboratively with Asset Management, Housing, Development, Design Teams, Contractors, Estates and Compliance to achieve high-quality, safe and sustainable homes.

Core Duties and Responsibilities:

  • Inspection of building construction works including site development an ancillary civil engineering works to ensure compliance with specifications, statutory standards including building regulations, fire safety and planning permission etc.
  • Monitor compliance with H&S on sites.
  • Carry out building surveys and audits as required.
  • Maintain site logs of construction works including risks and mitigation measures for delivery of new homes.
  • Work as part of a multi-disciplinary team responsible for snagging and sign off on defects.
  • Manage the handover process of dwellings with internal and external teams; assist in dealing with any post occupancy issues arising in defect liability period.
  • Chair and manage progress meetings, inspections and defect close out reviews.
  • Support the transition of new housing schemes from Development into Asset Management and Housing Operations.
  • Review O&M Manuals, Health & Safety Files and statutory certification.
  • Ensure lessons learned are captured for future developments.
  • Work with the Defects Coordinator and Defects Officer to identify, log and close out issues throughout the defect's liability period.
  • Maintain defects registers and monitor contractor close-out.
  • Develop and maintain strong relationships with contractors, consultants and internal stakeholders.
  • Represent Respond professionally at meetings and site inspections.
  • Hold a National Certificate/National Diploma in Construction Studies or
  • Civil Engineering issued by the National Council for Education Awards/Further Education Training Awards Councilor
  • Be a member of the Institute of Clerk of Works in Ireland or
  • Possess a full course certificate in building issued by the Technical Instruction Branch of the Department of Education or
  • A first class Technological Certificate (Intermediate Stage) or
  • A Technological Certificate (Advanced Stage) issued by the Department of Education or
  • Have had satisfactory supervisory experience of building work, including housingor Equivalent.
  • Experience as a Clerk of Works, Site Engineer, Building Surveyor, Construction Project Manager or similar quality assurance role.
  • Ability to travel nationally with a full clean driving license.

Technical Skills/Personal Attributes:

  • Have an adequate knowledge of civil engineering works and building construction.
  • Capable of writing clear and concise reports, keeping works and inspection records, and reading drawings and specifications.
  • Understanding of Irish building and H&S regulations.
  • Customer focused problem solver.
  • Takes ownership of actions & outcomes.

Experience:

  • Position requires 5+ years of experience postgraduate.
