About The Role

We're looking for a motivated and professional Building Surveyor to join our Property team. This is an exciting opportunity to play a key role in maintaining and improving a diverse property portfolio that supports the safe and reliable operation of Britain's railway.

As a Building Surveyor, you'll help deliver planned maintenance, renewals and capital investment programmes while providing expert surveying advice to ensure our assets remain compliant, safe and sustainable. From overseeing maintenance programmes and inspections to managing improvement projects and building strong stakeholder relationships, you'll have a direct impact on protecting Network Rail's operational infrastructure.

No two days are the same, and you'll have the opportunity to work across a varied portfolio of residential properties, lineside structures and commercial assets while contributing to projects that make a real difference.

What you'll be doing

• Support the delivery of reactive and planned maintenance, renewal programmes and cyclical works, ensuring projects are delivered safely, efficiently and within budget.
• Manage inspection and maintenance programmes for residential properties, lineside-interface structures, rafts and common areas, helping Network Rail meet its statutory landlord obligations.
• Develop technical scopes for maintenance, renewal and minor capital investment projects, managing schemes from concept through to completion and handover.
• Provide professional building surveying advice on structural integrity, building defects, tenant alterations, dilapidations and maintenance solutions.
• Carry out asset condition inspections and assessments, using your expertise to identify risks, inform investment decisions and improve asset performance.
• Build and maintain effective relationships with contractors, consultants, local authorities and colleagues across Network Rail.
• Act as Client Representative and Designer under CDM Regulations, ensuring projects are delivered in line with legislative requirements and company standards.
• Support the continuous improvement of asset condition, safety compliance and value across the property portfolio.

Essential Your experience and skills

• Understanding of statutory and industry requirements for building and construction works including the Building Regulations, CDM Regulations and Planning & Consents Processes
• Understanding of track safety, railway possessions regime and rail industry construction requirements
• Understanding of statutory and / or rail industry requirements for maintenance and construction
• Strong communication skills
• Demonstrable experience in delivering a programme of maintenance works
• Contract management experience
• Experience of working on heritage buildings
• Educated to Degree level or equivalent
• MRICS qualified
• Full Driving Licence

Band & Salary: £43588 - £53167
