Fabric Supervisor
Job Summary
Oversees and directs all building fabric maintenance operations and team members to ensure quality standards, service excellence, and safety protocols are maintained. Responsible for leading fabric maintenance teams, supervising scheduled activities, managing reactive repairs, and implementing continuous improvement initiatives.
Main Duties
In your role as a Fabric Supervisor, you will be responsible for managing and overseeing all building fabric activities, ensuring repairs are undertaken where necessary to achieve the highest level of service for the client. You will build relationships with clients, answer queries, and keep them informed of site activities and developments. The role will require you and your team to undergo high-level security clearance due to the security level of the site.
Your supervisory responsibilities will include managing:
- Weekly & monthly planned maintenance tasks as scheduled (fire alarm tests, water temperature recording, emergency lighting tests, etc)
- Monthly utilities meter readings
- First line response to reactive repairs
- Relamping of defective lighting
- Minor building fabric repairs including basic carpentry, carpet tiling, and lock maintenance
- Minor decorating tasks
- Minor plumbing repairs
- General office cleaning schedules for remote sites
- External landscaping and cleaning support
- Adhoc porterage duties (moves & changes, furniture management)
- Accurate documentation of all assigned work orders
- Compliance with Health, Safety & Environmental policies
- Customer service excellence to building occupants, ensuring timely communication of work order progress
- Proactive floor walks to identify maintenance or H&S issues
What We Are Looking For
You'll need extensive experience supervising maintenance teams, holding relevant qualifications e.g., time served apprenticeship, C&G or equivalent. Strong knowledge of toolbox talks, Permit to Work procedures, and safe systems of working. Ability to manage teams performing manual tasks, including manual handling and working at heights. Excellent verbal and written communication skills and proficiency with maintenance management systems.
Required Experience
- Supervisory experience in building maintenance environments
- Experience in Facilities Management industries with team leadership capabilities
- Strong Health and Safety awareness and knowledge with ability to enforce compliance
- Demonstrated ability to manage maintenance schedules and coordinate reactive work
- Experience in client relationship management and service delivery
