Job Description

We are working with a client who are looking to recruit a Block/Estate Manager to join their rapidly expanding team. The ideal candidate will already have a people management background, and be fully versed with all aspects of block and people management to include but not limited to the below:

Qualifications:

Minimum 3 years of experience in property management

Ideally IRPM qualified

Communication and Reporting:

Experience in liaising with board directors of differing management companies, leaseholders and contractors at all levels

To work with invested parties such as Housing Associations, Local Borough Councils & Councillors and Developers to bring together communities

Experience of organising and attending board meetings, leaseholder briefings and AGMs to include the accurate production of board meeting minutes and all relevant notices

Provide monthly reporting to board directors as required

Investigate and resolve complaints and concerns in a timely and efficient manner

Developments and Maintenance

Dealing with the day to day contractors and reactive maintenance and repairs to ensure positive outcomes and value for money

Running Section 20 consultation procedures for major works and organising competitively priced planned preventative maintenance contracts

Organise and execute regular site visits as required

Legals and Compliance:

Maintenance of all statutory records, and compliance with relevant laws and regulations

Risk management, fire and health and safety compliance

Respond to solicitors' and lessees' enquiries regarding sale, re-mortgage and completion

Ensure compliance with the terms of the leases and local policy agreed with the Board and where necessary, subject to landlord authorisation, instruct solicitors in relation to breaches

Responsible for business governance ensuring compliance with the Association of Residential Managing Agents (ARMA), RICS and Companies House

Financial:

Understanding and preparation of annual budgets for service charges

Full financial management of the management company accounts

Management of service charges and expenditure, and arrears collection management in accordance with Board instructions

Skills and Competencies:

Strong leadership skills

Ability to work well under pressure and with a sense of urgency as required

Excellent interpersonal skills

Exceptional planning and prioritisation, organisational and problem-solving skills

Competent with numeracy

Delivers high operational standards at all levels

Demonstrates a high level of attention to detail

Ability to take an overview

Demonstrates a desire to achieve in all aspects of any role

Proven track record in delivery against deadlines, and a proactive drive for continuous improvement

An effective decision maker, with strong analysis skills that produce solid outcomes

Experience in organising structured training for new starters

Track record in the successful implementation of new initiatives

Experience of managing all aspects of a team to include performance management reviews and dealing with shortfalls in performance
